Property Manager – 90 Properties, 400 Units (Scattered-Site Portfolio)

Are you a highly experienced property manager with expertise in managing Section 8 properties and overseeing large portfolios? We are looking for a Property Manager to manage a scattered-site portfolio of 90 properties and 400 units, including both market-rate and Section 8 tenants. This is a unique opportunity for an independent and strategic leader to drive financial performance, ensure legal compliance, and lead a small team in a flexible, office-based role with remote options.

Position Overview:

The Property Manager will be responsible for overseeing the financial and operational performance of the portfolio, ensuring compliance with Section 8 regulations, managing tenant relations, and leading property improvement projects. The role involves limited on-site presence, with visits every 4-12 weeks to properties.

What You Bring to the Role:

5+ Years of Property Management Experience – with a minimum of 2 years managing Section 8 properties

Leadership Experience – Managing teams, investor relations, and overseeing financial performance

Strong Financial Oversight – Budgeting, AR management, and NOI optimization

Proficient in Property Management Software – Rent Manager or similar (Yardi, AppFolio, QuickBooks)

CapEx and Project Management – Overseeing property improvements and vendor management

Independent and Detail-Oriented – Able to work in a high-expectation environment with minimal supervision

Experience with Lease Renewals & Legal Compliance – Proven ability to navigate tenant relations and legal cases

Responsibilities:

Oversee financial performance of the portfolio, including P&L reviews, budgeting, and AR management

Ensure Section 8 compliance, including lease renewals and tenant relations

Act as the final decision-maker for escalated tenant disputes and legal cases

Lead CapEx projects and work with maintenance and vendors to improve properties

Oversee lease marketing, ensuring timely listings and pricing adjustments

Conduct quarterly operational reviews and provide strategic recommendations to property owners

Manage a small team and ensure performance, training, and operational goals are met

Serve as the primary point of contact for property owners, providing regular reports on portfolio performance

Schedule & On-Call Requirement

Monday – Friday: 8:30 AM – 5:30 PM (with flexibility for remote work after training)

On-call: For major CapEx issues and emergencies

Additional Notes:

Must be highly independent – able to manage operations without hand-holding

Section 8 experience is a priority – willing to pay for the right candidate
