Site Manager Job Summary:
The Site Manager is responsible for the day to day management of the Lanikeha property and association affairs as assigned by the Board of Directors and the Managing Agent. He/she will maintain the property in a high state of appearance and cleanliness, providing exceptional customer service to community members, providing light maintenance, and ensuring efficient operation.
ESSENTIAL DUTIES AND RESPONSIBILITIES include a wide range of responsibilities but is not limited to those listed below.
● Providing exceptional customer service and creating a positive atmosphere for the residents and lot owners of Lanikeha
○ Assist with requests from community members
○ Perform daily routine maintenance and light maintenance duties at and around the ClubHouse and common areas
○ Ensure that the facility is kept clean, stocked with required items and common areas are kept in a meticulous manner
● Oversee and direct contract service representatives to ensure all aspects of the facility and grounds are in good working order
● Inspect and evaluate the physical condition of facilities in order to determine the type of work required
● Preparing proposals to reduce overall operating expenses of Lanikeha’s annual operating budget
● Prepare and conduct project management of special projects and produce results on time and within budget from direction of the Board
● Perform general office administration
● Review monthly financial reports for consistency and regularity of expenses
● Maintain subdivision common areas:
○ Inspect and survey subdivision property daily to maintain to standards
○ Work with relevant service providers and/or participate in activities to ensure all common areas are safe and well maintained
○ Monitor landscape services daily to ensure work is performed per the landscape agreement and the grounds are thoroughly maintained
● Communicate and collaborate with The Board members on an as needed basis to ensure the needs of the community are fulfilled in a timely manner
● Helps ensure necessary permits and licenses for building and common areas are kept current
● Helps ensure compliance with facility regulations and safety standards
● Assists in effectively planning, scheduling and evaluating preventative maintenance programs
● Helps establish priorities for total property maintenance needs
● Recommends or arranges for additional services such as painting, repair work, renovations, and the replacement of furnishings and equipment.
