AOAO located on the picturesque North Shore of Kauai, is a well-maintained 72-unit mixed use condominium resort in Princeville, HI. Built in 1979, the project has staircase-accessed 2 story buildings in duplex and quadruplex configurations. Included on property among the lush landscaping are an unheated chlorine pool, a heated spa pool, barbeque grills and restrooms in the gated pool area.

Position offers a competitive salary and benefits package including 100% paid medical and temporary disability insurance, with two weeks paid vacation per year.

Resident Manager housing is available on site through a 3rd party. The AOAO will help negotiate the terms, but payments will be made directly to the third-party landlord.

Resident Manager responsibilities include the following:

Administrative

Serve as the on-site manager for condominium complex.

Enforce House Rules and Bylaws.

Ensure resident and guest registration and oversee parking permits and pool key distribution.

Consult as necessary with Board of Directors, Hawaiiana Management Company Executive, and staff.

Submit Incident Reports in cases of personal injury, loss or damage to property, or as otherwise directed by the Board of Directors.

Maintain inventory list of all equipment belonging to the association.

Attend a weekly conference call with the Hawaiiana Executive Manager to discuss upcoming activities.

Provide a bi-weekly summary report of activities on or related to management of the property.

Maintenance of Building and Grounds

Maintain the building and grounds, including such items as the pool deck, restrooms, and grills.

Supervise and coordinate all maintenance activities on the property, including work performed by contractors, example: landscaping. Complete minor repairs and cleaning, as needed.

Keep records and be responsible for the upkeep of all equipment owned by the Association, including fire protection systems, pool motors, pumps, and other machinery.

Obtain bids in connection with work to be done by outside vendors. Provide quotes to the Board of Directors and Hawaiiana Management Executive as required.

Monitor and follow up on all vendor work and repairs and perform final inspection of such work.

Security

Be on call 24 hours daily to monitor for major physical emergencies.

Enforce House Rules

Promptly call violations of House Rules to the attention of the violator, stating specific violation and referring to a copy of the House Rules.

Prepare and submit an Incident Report documenting violations, as required.

Qualifications

This position requires at least 2 years prior experience in property management and maintenance at a condominium, apartment or hotel complex or in a related field, (references required).

General handyperson skills desired.

Familiarity with basic word processing and spreadsheet packages desired.

Prior experience maintaining chlorine pools is a plus.

Compensation is based on skills of the applicant.
