$60,000 to $65,000 to start based on Experience and Background. We have Chef-Prepared Gourmet Lunches if you are in the office!

We are a small, local, Family-Owned business that started buying properties in 1986. We manage almost 100 family-owned rental properties. Most of the Houses, Townhomes & Condos are in the Denver Metro Area with about 15% located in other areas of CO.

Essential Duties and Responsibilities:

Reflect Great Communication Skills with Owners, Tenants, Vendors and Other Employees

Tenant Related Responsibilities Including:

Marketing Properties & Screening Tenants

Showing Properties

Move Ins, Leases & Renewals

All forms of Communication with Tenants including In Person, Posting of Documents, Phone, Email & Texts

Tenant Issues & Issues with Tenants

Ensure Compliance with all Relevant Regulations, Fair Housing & Section 8 Regulations

Collections & Evictions

Overseeing Tenant’s Requests for Maintenance & Repairs including Emergencies

Association Issues

Move Outs & Disposition of Deposits

Property Related Responsibilities Including:

Coordinate & Inspect Property Maintenance of Vacant Properties

Update Inventory of Vacant Properties Appliances, Amenities, Upgrades & Info

Photos to Document Property’s Condition before Move In & after Move Out

Periodic Inspections & Document Condition

Utilize Technology for Efficiency & Effectiveness Including:

Use Propertyware Property Management Software to its fullest Potential including:

(Not Required to have previous experience with Propertyware, but must have Proficient Use with Property Management Software)

Marketing

Maintenance

Documentation

Communication

Accounting

Reports

Tenant Screening

Tenant Portals

Proficient Use of Microsoft Office- Especially Word & Excel

Proficient Use of Gmail and Google Drive

Qualifications:

At least 2 Years Property Management Experience including Knowledge of Landlord/Tenant Laws, Fair Housing & Section 8 Regulations

Must be a Licensed Real Estate Agent in the State of Colorado

Good Command of the English Language/Grammar regarding Verbal & Written Communication Skills. Dual language a plus, but not required.

Good Command of Math Skills

Must have an Excellent Driving Record, Valid Driver’s License, Current Insurance and a Reliable Vehicle for Work

Must be Honest, Hard-Working, Reliable, able to Multi-Task, be Detail-Oriented with a high level of Organizational & Time Management skills, strong Record-keeping skills, stay Flexible with changing priorities, Professionally handle difficult people and situations, be Pro-Active to set priorities to remain Efficient with an eye on what is urgent and what is important, uphold a high degree of Confidentiality, reflect a strong Commitment to get the job done, Welcome Learning Opportunities & remain Positive.

Please be sure your resume details your education and/or experience regarding property management and computer skills- especially Propertyware or other Property Management Software, Microsoft Office and Bookkeeping/Accounting Skills.
