Large apartment complex seeking an experienced property manager who has excellent communication, organizational and managerial skills.
Responsibilities include, but not limited to:
Oversee all day to day operations for 339 unit complex located in Bellingham, WA.
Supervise staff of 6 that include maintenance technicians and office staff.
Respond to tenant inquiries and resolve any issues or complaints in a timely manner.
Conduct property inspections and ensure that all maintenance and repairs are completed.
Advertise and market available rental units to attract potential tenants.
Select qualified tenants, including conduction background checks and verifying references.
Collect and post rent payments to accounts and ensure that all financial records are accurate and up to date.
Work with assistant to coordinate with contractors and vendors for property maintenance, repairs, and unit turns.
Enforce lease terms and regulations, including handling evictions if necessary.
Stay up to date with local laws, regulations and fair housing practices.
Prepare yearly property budget and complete monthly bank reconciliations.
Submit bi-weekly payroll.
Code, post and pay all property bills in a timely manner.
Year end budget.
Requirements:
A minimum of 1 year experience in property management or related field is required.
Familiarity with management and maintenance procedures.
Strong understanding of Fair Housing regulations and laws governing rental properties.
Proficient in using office equipment and various programs.
Knowledge of AppFolio is desirable, but not required.
Quick learner and can multitask.
Ability to prioritize responsibilities effectively.
Office hours are currently Monday- Friday 8:00 AM - 4:30 PM, closed for lunch from 12:00 PM - 1:00 PM. Benefits after 90 day probationary period.
