Assistant Engineering Manager - The Village at Northstar

The Village at Northstar, managed by East West Hospitality, is seeking an energetic leader to join our team as the The Assistant Engineering Manager at EWH Property Management in Northstar. This position is pivotal in overseeing the Engineering team, establishing departmental standards and procedures for property management and HOA operations. This role is responsible for comprehensive HOA project management and ensures efficient coordination of EWH personnel and vendors involved in the repair, maintenance, and installation of machinery, tools, equipment, and utility systems across managed properties.

Duties Include:

-Staff Management: Supervise, train, and lead the Building Maintenance Technician staff while ensuring adherence to safe work practices. Collaborate daily with the department manager or director to review goals, direct staff on work orders and projects, verify hours, conduct quality inspections, provide input for employee performance reviews, and manage scheduling, training, time sheets, and parts acquisition.

-Residential Property Management: Manage the residential preventative maintenance program and ensure the inspection and maintenance of all mechanical and electrical systems. Provide leadership and hands-on troubleshooting for building system repairs, assign annual preventive maintenance checks for individual units, fulfill guest and owner work requests while documenting completed tasks, and verify all maintenance staff work meets the highest quality standards.

-Homeowner Association Management: Work on assigned projects as directed, utilizing both internal staff and contracted services as necessary. Create and maintain a seasonal project schedule, ensuring an up-to-date calendar of activities. Provide input and assistance in preparing quarterly maintenance reports for board meetings, and develop, perform, and assign preventive maintenance checklists for association equipment.

-Administration: Participate in the on-call maintenance program and communicate the team's schedule to the answering service weekly and as changes occur. Collaborate with the Engineering Supervisor on mechanical systems, fire and life safety systems management, alarm monitoring, direct maintenance of utility systems, and administration of an Energy Management Program.

-Budget: Review and provide input on departmental and association budgets, operate within budgetary guidelines and HOA financial responsibilities, and maximize departmental billable hours as appropriate.

-Communication: Participate in a weekly meeting with the Engineering Manager and Property Management to communicate the team's weekly expectations. Ensure regular communication across departments, while managing and nurturing all vendor/subcontractor relationships and maintaining partnerships.

Location: The Village at Northstar

Start Date: ASAP

Employment Status: Full Time, Year Round

Pay Rate: $70,000 - $75,000 depending on experience

Schedule: Full-time role (schedule may include nights, weekends, and holidays)

Successful candidates have/are:

-Prior hands-on leadership experience and a minimum of 6 years in maintenance are required.

-Strong leadership skills and experience in training staff are essential.

-Proficiency in all aspects of building maintenance, with journeyman level skills in two core trades, is necessary.

-Computer literacy, including experience with a CMMS program, is required.

-Willingness to train technicians to enhance department capabilities is expected.

-Ability to work well under pressure and self-motivation are crucial.

-Excellent organizational skills to document equipment and establish a Preventative Maintenance schedule are required.
