We are looking for an onsite property manager for a 48 unit multifamily property in Las Vegas, Nevada who has at least 3 years of experience. Monthly pay will be $4,000 (annual pay of $48,000) plus potential monthly bonuses. There are also opportunities for leadership promotions and opportunities to manage more multifamily properties with increased pay when more multifamily properties are added to the portfolio.
Responsibilities include, but are not limited to:
-Has reliable transportation
-Coordinates all leasing activities such as showing units, lease initiations, collecting rent, lease renewals, move ins, move outs, and knows how to process proper paperwork
-Follows our tenant screening guidelines, processes applications, and does thorough background checks on prospective tenants
-Manages the daily operations of the property efficiently with a streamlined process
-Needs minimal supervision and is self-sufficient
-Maintains organized proper files on all tenants
-Has great attention to detail, great communication skills, and is a problem solver
-Is available Monday thru Friday 9 am to 5 pm, weekends and after hours by appointment for unit showings, and on call 24/7 for emergencies
-Markets the property and posts ads to fill vacant units, follows up with prospective tenants, and shows units in a timely manner
-Supervises, coordinates, and obtains necessary bids on maintenance and unit renovations, and has general knowledge of what a unit needs to make it rent ready
-Maintains relationships with tenants and vendors
-Addresses all tenant questions, concerns, and complaints in a timely manner
-Maintains being professional with tenants and vendors at all times
-Has knowledge of Nevada Landlord and Tenant laws and regulations
-Has knowledge of eviction process
-Has experience with using AppFolio preferred, but not required
