Join our established real estate team with a booming property management division. We are in search of a Property Manager to oversee day-to-day operations across our portfolio, ensuring smooth and efficient management. If you are a confident leader with a keen eye for detail and a knack for customer service, we want to hear from you.

Responsibilities:

Manage tenant relations, including lease agreements, and rent collection, and serve as the primary contact for all tenant inquiries.

Provide top-notch service, anticipate and solve problems.

Grow the doors of the management operation significantly for additional compensation.

Maintain records in property management software for all maintenance requests, ensuring work orders are completed in a reasonable time within estimated costs.

Oversee unit turnovers and construction projects.

Negotiate and administer service contracts and establish preventative maintenance programs.

Conduct regular property inspections to maintain upkeep and cleanliness.

Develop and execute strategic plans to optimize property performance.

Collaborate with leasing agent(s) to attract and retain qualified tenants.

Requirements:

3-5 years' experience as a Property Manager.

In-depth knowledge of property management principles and local regulations.

Strong leadership and communication skills.

Proven problem-solving abilities and a proactive mindset.

Proficiency in property management software (AppFolio) and MS Office Suite

Valid driver’s license and proof of car insurance (required)

Successful completion of background check report.

California Real Estate License or bachelor's degree in real estate or related field (preferred).

Work Schedule/Requirements:

30 to 40 hours/week, flexible scheduling.

Monday to Friday, occasional weekends.

Compensation:

Competitive compensation based on experience.

Additional commissions-based bonuses.

Location:

Office in downtown Santa Cruz with parking included.

This is not a remote-based job.
