About the job
Gaetani Real Estate is looking for an experienced portfolio manager to manage a portfolio of buildings. Portfolio managers are responsible for the overall financial and operational management of the properties in their portfolio. Portfolio managers are the face of the company, and as the primary point of contact to owners and tenants, a high-level of emotional intelligence and interpersonal skills is required.
Responsibilities
o Build and maintain relationships with tenants and ensure requests/issues are resolved
o Manages all core business processes, including leasing, resident relations, marketing, maintenance, budgeting, accounts receivable and payable, and vendor management
o Monitors onsite resident manager performance and provides timely and constructive feedback
o Conduct project management on complex property capital improvement projects
o Available for after-hours emergency service 3-4 weeks per year
o Responsible for prospecting new business
o Ensures smooth onboarding and offboarding of properties within the portfolio
o Partner with leasing team to ensure vacant units are rented in a timely manner
o Perform frequent property inspections
o Has an in-depth understanding of the real estate market in and around San Francisco
Required skills and abilities
o Certified Property Manager (CPM) designation from IREM is preferred
o California Department of Real Estate license in good standing is preferred
o High degree of initiative and self-motivation, strong problem-solving skills
o Ability to thrive in a fast-pace environment
o Detailed knowledge of property management industry with experience in fair housing and risk mitigation
o Strong time management skills with keen attention to detail
o Experience using AppFolio
