Private Estate - Grounds Maintenance Superintendent

Stonepine Estate is seeking a highly skilled and experienced Buildings and Grounds Maintenance Superintendent to oversee the maintenance, development, and management of our private estate. The ideal candidate will possess exceptional organizational and leadership abilities, with a strong background in facilities management and project coordination. They will be responsible for ensuring the estate's buildings, grounds, and infrastructure are well-maintained, safe, and aesthetically pleasing.

Responsibilities:

Maintenance and Development Planning:

- Develop and implement comprehensive maintenance plans for all buildings, grounds, and infrastructure on the estate.

- Prioritize maintenance tasks based on urgency, safety considerations, and aesthetic standards.

- Conduct regular inspections to assess the condition of facilities and identify areas requiring maintenance or improvement.

- Collaborate with estate management to establish long-term development goals and priorities.

Team Management:

- Supervise and lead an on-site maintenance team, including groundskeepers, maintenance technicians, and other staff as needed.

- Assign tasks and projects to team members, ensuring efficient use of resources and timely completion of work.

- Provide training, guidance, and support to team members to enhance their skills and productivity.

- Foster a positive work environment that encourages teamwork, professionalism, and continuous improvement.

Contractor Coordination:

- Coordinate with external contractors, vendors, and service providers for specialized maintenance tasks, repairs, and construction projects.

- Solicit bids, evaluate proposals, and select contractors based on their qualifications, expertise, and cost-effectiveness.

- Oversee contractor work to ensure compliance with project specifications, timelines, and quality standards.

- Maintain accurate records of contractor agreements, work orders, and invoices.

Budgeting and Reporting:

- Develop annual budgets for maintenance, repairs, and capital improvement projects in collaboration with estate management.

- Monitor expenditures, track costs, and identify opportunities for cost savings without compromising quality or safety.

- Prepare regular reports on maintenance activities, project progress, budget status, and recommendations for improvement.

- Present budget proposals, project plans, and performance updates to estate management for review and approval.

Qualifications:

- Bachelor's degree in Facilities Management, Construction Management, Engineering, or related field preferred.

- Proven experience (7 years) in facilities management, building maintenance, or a similar role, preferably in a private estate or luxury property.

- Strong leadership and interpersonal skills, with the ability to effectively manage a diverse team and build collaborative relationships with stakeholders.

- Excellent organizational abilities, including the capacity to prioritize tasks, manage multiple projects simultaneously, and meet deadlines.

- Knowledge of building codes, safety regulations, and best practices for facility maintenance and construction.

- Proficiency in budgeting, financial management, and reporting.

- Familiarity with a variety of maintenance tools, equipment, and techniques.

- Strong problem-solving skills and attention to detail.

- Valid driver's license and ability to operate maintenance equipment as needed.

Flexibility to work occasional evenings, weekends, or holidays as required.

- Must be able to lift 50 lbs and carry it 100 feet occasionally, lift and carry 20 lbs routinely

- Must be able to walk throughout the day inspecting the property and maintenance work
