Are you a detail-oriented, customer-focused individual looking for a dynamic opportunity in property management? Join our team as an On-Site Property Manager and play a vital role in ensuring our residential community operates smoothly and efficiently.

Key Responsibilities:

A. Show & Rent Apartments: Showcase available units to prospective tenants and facilitate the rental process.

B. Apartment Preparation: Oversee the cleaning and preparation of apartments for rental, ensuring they meet our standards of excellence.

C. Rent Collection: Collect rents and promptly deposit them, keeping meticulous records and notifying supervisors of any discrepancies.

D. Premises Maintenance: Maintain the cleanliness, orderliness, and safety of the property and laundry room.

E. Rule Enforcement: Enforce property rules and regulations, reporting any tenant issues promptly to management.

F. Reporting: Provide timely reports on repairs, vacancies, accidents, and tenant changes to management.

G. Budget Management: Manage property expenses within authorized limits, seeking approval for any significant expenditures.

H. Timekeeping: Maintain accurate records of hours worked and submit bi-weekly reports to management.

I. Purchase Orders: Obtain purchase order numbers for all property-related purchases.

J. Additional Duties: Fulfill any other property management tasks as assigned by management.

K. Rental Agreements: Avoid conflicts of interest by refraining from executing rental agreements for personal connections.

L. Communication: Ensure all communication related to the property is routed through the leasing office.

M. Notices: Prepare and serve proper notices to residents as required by law.

N. Record Keeping: Maintain up-to-date parking and storage records, as well as resident contact information.

O. Inspections: Conduct thorough move-in, pre-move-out, and move-out inspections, documenting findings with photos or videos.

P. Reporting: Prepare any necessary records or reports requested by management.

Q. Property Presentation: Keep the building and common areas clean, welcoming, and presentable at all times.

Requirements:

Previous property management experience preferred.

Strong organizational and communication skills.

Ability to work independently and prioritize tasks effectively.

Familiarity with property management software is a plus.

Must adhere to company policies and procedures at all times.

Compensation:

Discounted rent on Studio unit.

$14-$16/ hour. 7 hours per week.
