MANAGER TEAM NEEDED
On-Site Property Management "Team/Couple"
Needed for multiple local properties: 3 small apartment complexes (12 unit, 6 unit, 3 unit) and 3 multi-house properties, most in San Pedro.
Duties in General:
- Need to be on-site and available to answer tenant issues that arise, such as, jammed security gate, malfunctioning refrigerator, hot water down, tenant locked self out, clogged garbage disposal or toilet, etc.
- Must be available for service vendors, answer gated front door buzzer for deliveries from a.m. to p.m., and any unexpected issues.
- Enforce management policy with tenants as needed.
- Will clean vacant units after tenants move, answer phone inquiries, book appointments, show and rent vacancies.
- Will keep laundry room clean, and maintain grounds, parking lots, front curb and sweep free of leaves and trash several times a week.
- Must be able to easily walk up stairs to upper floors.
- Light handyman abilities needed.
- Back-Up for other managers when out-of-town, (Torrance and Harbor City)
- Managers report to Office Manager
Type of Experience needed:
- Related management history (a "people" person), and light office skills.
- Light handyman abilities (PLUS points)
- Simple email/MSword/Excel knowledge
- 25+ years general work experience preferred.
- Lifestyle that keeps at least one mainly at home to properly manage tenants and ability to work with service providers.
We're a family run SMALL management company, operated by the landlord (original builder). This is a part-time, as needed, typical property manager gig. We're looking for a seasoned team. Retired "Baby-Boomer" couple could be a great fit. All managers report to the Office Manager.
Managers will provide full management services in exchange for a large 1 Bedroom 1 Bath apartment, large walk-in closet, appliances (stove, refrigerator, microwave), utilities (and basic internet) paid and one parking space. Building is a 2-story 6-unit, with off-street underground parking, has on-site laundry, and is gated with security cameras.
