Residential Construction Manager, Lead Carpenter

Small privately owned residential home builder and developer looking for an experienced carpenter to serve as a “bags” on working construction manager and lead construction worker. We build 2-4 homes per year, completing tasks within our scope of competence and subcontracting the rest. We work in the Lake Chelan area.

Job description: Successful applicant will serve as the main onsite supervisor of subcontractors and any other in-house employees. Construction tasks within the skill set of the manager and other employees will be completed by our team. In addition, the manager will assist the owner in reviewing projects and evaluating and coordinating subcontractors. They will be the primary person for evaluating the onsite quality of the work, coordinating inspections, and flow of work on site.

Requirements and duties:

Applicant must have a minimum of 8+ years’ experience working in all phases of residential construction from site work, through completion to occupancy.

Minimum one or more years experience as a residential construction foreman or manager required.

Be honest and have a strong work ethic.

Must be proficient in reading blueprints and specs.

Able to plan and prepare final material take-offs.

Proficiency in Microsoft Excel, Word, and Outlook required.

Able to coordinate and supervise all onsite activities and personnel including subcontractors.

Assist with subcontractor evaluation, scheduling, budgeting, and ordering materials.

Maintain as-built records and photos for project documentation.

Delegate tasks and responsibilities to appropriate personnel.

Study job specifications to determine appropriate construction means and methods.

Conduct Safety meetings, document incidents/violations, and conduct safety inspections.

Complete timecards, daily logs, purchase orders, and job costing

Track subcontractors’ progress on the job, maintain the project’s schedule and coordinate the various agencies for inspections and compliance with the drawings and specifications.

Must have a good understanding of the means, methods, and processes associated with all phases of residential construction.

Monitor maintain and remedy quality control.

Take action to deal with delays, bad weather, or emergencies at the construction site.

Confer with company owner, subcontractors, and design professionals to discuss and resolve matters as needed.

Direct, coordinate, and supervise job foreman and field personnel.

Delegate tasks and responsibilities to appropriate personnel.
