Maintenance Technician Overseeing Multiple Sites

Compensation:

- Wage: $18 to $25 an hour D.O.E.

- Medical, 401K and PTO

- Hours are Monday thru Friday 8 a.m. to 4:30 p.m. FULL TIME

- Must have reliable transportation and valid driver’s license.

- We provide fully tooled vans and teams to support the work load.

Maintenance Technician duties and responsibilities

A Maintenance Technician is responsible for keeping a facility operating and repairing any problems when they are discovered before they have a chance to worsen. A Maintenance Technician will usually be required to perform a wide range of repair tasks around the facility. Some other tasks a Maintenance Technician may be called upon to do include:

Performing routine maintenance around the exterior and interior of our buildings via work orders such as fixing structural damage, for example, window, door or siding repair, rain gutters, roofing, garage doors, concrete repair/replace/finish, landscaping, replanting, pruning, weeding, picking up leaves, sprinkler repair/blowout, trash/dog poop pick up, pressure washing, window cleaning, drywall repair/installation, snow removal, sanding of sidewalks. Must be able to work above the ground (i.e. roofs and ladders.) and any other assigned duties.

Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures, hot water tanks, toilets, faucet/water shut off repairs and replacements.

Working on electrical lighting, switch/outlets, photocells, interior and exterior of the buildings. Troubleshooting electrical issues using appropriate testing devices.

Maintaining the building HVAC equipment (furnace, air conditioner) in order to keep climate control in the buildings functioning properly.

Painting the building both interior and exterior. Must be able to carry a 5-gallon bucket of paint, tools and ladders.

Conducting routine inspections of premises and equipment.

Ability to take apart machines, equipment, or devices to remove and replace defective parts. Must be able to work with hand and power tools.

Appliance repairs on refrigerator, dishwasher, microwave, hood/ceiling vents, washing machines, dryers, etc

Pools- cleaning pool deck/vacuuming and skimming the pool/scrubbing pool tile, checking chemicals and setting up pool furniture

Strong organizational and follow up skills.

Professional presentation and attitude.

Ability to maintain focus while working individually and with a team.

Strong time management skills.

WORKING CONDITIONS: Work both in and outside of apartment buildings and in all areas of the community, including the amenities. This could mean exposure to hot, cold, wet, humid, or windy conditions (temperatures may vary depending on location).

PHYSICAL DEMANDS:

Need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Must be able to work inside and outside in all weather conditions.

Must be able to push, pull, lift, carry, or maneuver weights of up to 100 (100) pounds.

Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.

Must be able to work a flexible work schedule, which includes taking “on-call” during evenings, weekends, and holidays.

Must be able to read technical information, and/or use a keyboard, computer, and iPad.

Must maintain a valid driver’s license, clean driving record and current auto insurance is required.
