JOB DESCRIPTION:

Pacific Building Envelope is seeking a self-motivated professional to help a Puget Sound exterior renovation contractor with advanced construction management duties. Candidates must have all the attributes of being organized, a strong leader, team player, and work in an exciting growing business. Candidate will estimate large multi-family exterior repairs by reviewing plans, specifications, site reviews, take offs, obtaining vendor and subcontractor quotes and assemble an estimate and complete bid form documents. Interview process, contract negocition and review, followed by management of project monitoring schedule, budget and process.

ABOUT COMPANY:

PBE, Inc. was established in 2011 by owner Jon Walkley who has over 35 years of construction experience. PBE is an industry leading exterior renovator, working primarily on occupied condominiums and apartment buildings with a great reputation. We currently employ 5 superintendents, and several skilled tradesman. A project manager is expected to manage 2-3 projects simutaniously ranging in value from $1M-$3M plus market for and estimate others concurrently. We are based in Mill Creek, WA and have projects from Burien to Bellingham.

ESSENTIAL DUTIES & RESPONSIBILITIES:

Review and understanding of project plans, specifications. Generate estimates, bid letters, and jobsite estimate worksheets to share with Project Superintendent to effectively manage project.

Review job cost reports, prepare cost to complete forecasts for review with staff. Create and maintain change orders, requests for information, submittals and contract allowance logs.

Generation of overall CPM schedule for project with Project Superintendent. Updating of CPM to reflect actual dates, time extensions and to show delays if any. Document and request time extensions if warranted. Review of CPM with Project Superintendent monthly.

Procurement and pricing of large material orders for use by Project Superintendent. Reviewing subcontractor quotes, communication with subcontractors to accurately apply required scope, then writing of subcontracts so areas of responsibility are clearly defined with no gaps in work between various subcontractors and PBE.

Issuing notice of non-compliance and notice of default to subcontractors if required.

Monitoring and approving all subcontractor invoices.

Reviewing all vendor invoices for accuracy and proper job cost coding, then providing approval for payment.

Attend and provide input during weekly on-site meetings with Project Superintendent, Owners Representative and Architect/Engineer.

Goals include completing the entire project on time or ahead of schedule and in or under budget while maintaining excellent workmanship standards and good relationship with client and project architect.

Marketing strategies for new work, including in-person office visits, emails, phone calls and support during trade shows.

Interview for prospective projects with Project Superintendent, perspective client, architect and others if required.

DESIRED SKILLS & EXPERIENCE:

Construction Management certification or degree with 5 years’ previous experience as a construction project manager.

Knowledge of construction materials, techniques and processes, especially related to the exterior building components.

Proficient with MS Office (Word, Excel, Outlook), cloud based storage, Blue Beam, MS Project.

Great communication skills to provide accurate and precise information.

WinEst experience a plus.

COMPENSATION:

$110,000 to $145,000 salary depending on experience, plus potential for bonus based on performance of projects managed. Medical, vacation, holiday & 401K with company match.
