Duties and Responsibilities include the following. Other duties may be assigned.
1. Survey designated properties for daily Work-Orders submitted completing each according to priority/difficulty level and effective time-management. Requests approval from Property and
Maintenance Management for any additional work needed to complete a work-order task.
2. Documents each online Work-Order accurately and maintain progress updates with photos, descriptions, receipts and recording of hours worked at each stage of job completion.
3. Schedule service repairs to maintain functionality of all systems and ensures landscape of common areas are in the best condition at all designated properties.
4. Completes Unit Turn’s according to timeframe and budget estimates.
5. Installs equipment/deliveries according to established schedule, company standards and within acceptable time frames as well as troubleshoot and repair potential problems at each designated property.
6. Applies knowledge of safety and health guidelines and seeks additional training/education as appropriate.
7. Works closely with and obtains approval from Maintenance Manager in Unit Turn Completions from estimates, ordering of supplies or outside equipment, and hiring any additional third-party vendors.
8. Maintains cleanliness of company vehicles and keeps vehicle stocked with sufficient supply of parts and tools required.
9. Builds and maintains customer relations in field to ensure excellent customer service and enhance the company's image.
10. Answers and completes after-hours/Emergency tasks as assigned. Ability to for formulate quick, effective solutions in accordance to time, safety, and company policies on own.
11. Tenants should be contacted within 24 hours of the submission of the WO during the work week, and 12 hours after returning from the weekend or holiday, any issues dealing with water leaks take first priority.
12. Techs should try and use their skills, knowledge and/or try and get advice from others to solve as many WO issues as they can before calling in for a third-party vendor to help with the situation.
13. Techs are responsible for recording all activity in the Vendors Instructions of the Appfolio Work
Order, including their name and date, hours, specifics of what they found at the site, what information they gave to the tenant, photos, what will happen in the future regarding the situation
and time and materials spent. It is important that this information be kept up to date in the WO's.
14. All Emergency Calls must be written up as a WO, and time must be recorded on MilelQ and Paychex
Time if travel is involved.
15. Techs are required to use the materials sign-out sheet at the Materials storeroom when taking materials. The use of Paychex for time recording and requesting time off is mandatory and used in the calculation of hourly wages.
16. Signing into Paychex Time should occur when present at the first apartment building or store used for the first WO of the day. Signing out should occur at the last building where a WO is being worked on before leaving for the workday. Breaks also need to be recorded.
17. Performs other related duties as assigned.
