Looking for an experienced independent to manage regular and emergency maintenance for several commercial and residential buildings in the Tri-county (King, Pierce Snohomish) area .
Work as much as you like as long as jobs get done but good communication, efficiency and dependability is a must. Must have a reliable work vehicle (truck or van), be willing to drive to multiple locations a day (will be compensated for miles). Must have own basic tools. You do not have to be a licensed contractor but it is a plus.
Essential Duties: (But not limited to: )
1. Assist in preparing all vacant apartments to market ready condition as needed.
2. Respond to resident requests and work orders in a timely manner (
3. Perform on-call emergency service at time and a half if available. Predetermined availability must be arranged.
4. Arrange for specialty vendors I.e. Elevator, Steam heat etc. to work on regular maintenance or needed work orders.
5. Accurately document time sheets, daily maintenance logs, and other checklists as assigned.
6. Report any maintenance concerns for repairs on vacant, commercial, and common areas to Property Manager.
7. Assist Manager on special projects (preventative maintenance, research on equipment, pricing etc.). Assist Manager to meet budget requirements for tools, equipment, and repair items.
8. Works to ensure the grounds and common areas free of trash and debris.
9. Responsible for the proper use of maintenance materials and equipment.
10. Consistently maintains a professional, courteous attitude when dealing with residents, coworker and general public, on and off the property in order to positively promote the property and the management company.
KNOWLEDGE AND SKILLS: (Will be required to demonstrate)
Basic knowledge of building maintenance principles including standard practices and methods of electrical power usage, plumbing, carpentry, drywall, painting and appliance repair.
Knowledge of tools and equipment used in building maintenance such as but not limited to electric drill & saws, volt and gas meters, power drain cleaner (snake), ladders etc.
Good computer skills to organize and respond to tenant requests and ability to read and follow directions needed to complete assigned tasks. Ability to learn skills needed for general job performance.
Must live in a convenient location between the 3 counties be able to respond to emergencies in a timely manor.
Must pass a background and drug screening.
Pay: $35.00 - $50.00 per hour DOE

Primarily Day shift
Monday to Friday
On call and Weekend availability needed
