We are looking for a responsible, self-motivated, and professional On-Site Resident Manager to oversee day-to-day operations at a beautiful pet-friendly apartment complex in Woodinville. This role requires strong sales, organizational, and communication skills to lease units, coordinate turnovers, respond to tenant issues, and maintain the overall safety and cleanliness of the buildings and property.
The position is ideal for someone who takes pride in their community and understands the importance of a well-managed property.
Key Responsibilities include Leasing, Tenant Relations, and Building Oversight. What you'll be doing:
Leasing & Occupancy
Prioritize building occupancy by ensuring quick unit turnovers (within 10 days) and securing new residents within 30 days
Respond to all guest cards within 3 hours during business hours and by 10am the next day after hours
Advertise available units through Zillow, Craigslist, Facebook and Appfolio
Schedule and conduct tours (logged in AppFolio) and pre-screen applicants per company guidelines
Coordinate lease signings, collect certified move-in funds, verify renter's insurance, ensure residents start electric service accounts
Conduct detailed move-in inspection (physical move-in form & photo inspection) and save documentation to shared folders
Tenant Relations & Rent Collection
Collect monthly rent and deposit within one business day
Issue reminders and post notices as needed per rental schedule
Track and process notices to vacate, coordinate unit inspections, and schedule turnover work
Complete final walkthroughs and ensure units are rent-ready post-cleaning
Building Oversight & Maintenance
Perform daily walkthroughs of property common areas (10–20 minutes per walk)
Clean cobwebs, pick up trash, and report/remove any dumped items
Ensure secure key control for all units and shared spaces
Coordinate vendor access and supervise work in occupied units
Enter maintenance requests in AppFolio and ensure follow-up
Requirements:
Must reside on-site at the property
Must be available to conduct apartment tours on weekends - with some availability both Saturdays and Sundays expected
Estimated 25–30 hours per week, with flexibility during turnover periods
Excellent communication, organization, and time management skills
Knowledge of tenant screening and fair housing compliance (training will be provided)
Adherence to all Federal, State, and Local housing regulations required
Professional and respectful communication with tenants and staff is expected
Prior leasing experience preferred, but we're open to training enthusiastic candidates!
NOTICE: Candidates for the Resident Manager role must meet the tenant application requirements for the property.
Compensation:
Free rent! Monthly rent credit of $2,395 + utilities (water, sewer, garbage, electric)
Two (2) weeks of unpaid vacation annually, with prior supervisor approval
