Private company seeking part-time on-site manager for a small, neighborhood mobile home community/RV spaces in multiple areas. Properties available to manage are in Lynnwood/Everett or Des Moines/Kent. Future waiting list resumes for Tacoma/Spanaway manager role accepted. Manager must be able to administratively coordinate and perform tasks to operate property as well as maintenance coordinate and perform tasks to run property.

Candidate must have ability to be personable, and put on your "sales hat" when showing available rentals and have strong closing skills to meet occupancy standards.

Ideal candidate will know how to use basic Microsoft office suite such as outlook, TEAMS, Word and typing skills with strong attention to detail and experience with data entry platforms and ability to learn property management software. Strong writing skills and math skills for light bookkeeping tasks and writing tenant notices/letters and emails Candidate or co-applicants will need to be able to lift 50 lbs and be able to enter a crawl space with lots of bending and movement. Must be able to handle very difficult customers and stay calm in crisis situations. Must able to practice all fair housing laws and landlord tenant laws without error in all actions at all times. Maintenance skills sought are including but not limited to situations like: drywall patch, hang door, replace/install a faucet or toilet, change thermostat or light fixture, tape/mask/paint walls and ceiling, remove and install blinds, repair or replace a garbage disposal, use a blower to clean debris in grounds, groundskeeping, dig hole. Also need someone who can manage a 3rd party vendor and a project that vendor is working on at the property inspecting for quality and ensuring work is satisfactory. Candidate must be able and willing to work independently and under frequent supervision with reporting and meetings. Candidate must be able and willing to serve eviction and violation notices without hesitation and handle those difficult and undesirable situations when dealing with tenants who are in violation and it must be done professionally regardless of tenant behavior.

The position is, on average, 24-25 hours/week with at least 1 weekend shift needed per week. Some schedule flexibility offered. May be willing to negotiate a co-employment with someone you wish partner with in sharing billable hours to supplement the required skillset.

MANAGEMENT - ESSENTIAL DUTIES AND RESPONSIBILITIES including but not limited to:

Walk property daily and address issues

Issue tenant violation notices and pursue legal recourse as needed

Communication with tenants for all issues

Reporting weekly or daily with supervisor on all issues and goals

Issue monthly invoices/deposit rents/water meter reads/follow-up with tenants on unpaid balances

Write up leases and oversee move-ins and move-outs

Perform routine maintenance/minor repairs/landscaping at the park

Will occasionally need to turn a small number of park-owned homes

Perform small gardening or landscaping care

Perform minor repairs and ability to assess maintenance needs and upkeep coordination

Advertise/show available homes and RV Spaces

Arrange for and oversee service vendors

Proficient with Microsoft software/email (Excel, Word, and Outlook)

Answer calls, emails, texts and walk-ins from tenants and prospects

Light landscaping and maintenance: pick up debris/trash, mow/weed, weed-eat, blower

Skills/Qualifications

Must be able to perform some maintenance and repairs and turnover

Previous park or on-site property management experience (highly preferred)

Ability to handle repairs and project coordination is highly preferred

Must be able to pass a background check and drug screening

Basic computer skills and proficient with Outlook, Word, Excel

Ability to learn Property Management software programs

Must have a vehicle, valid driver’s license and carry current auto insurance - access to truck is handy

Must be able to lift up to 30-50 lbs and be agile enough to walk the Park and read water and electrical meters.

Ability to manage time responsibly, follow directions, complete tasks as assigned and communicate with care and empathy. Difficult conversations may be encountered with occupants from time to time and difficult situations to address such as evictions or lease violations.

Cell phone provided for company use and on-call emergencies.

Proximity to job site is a critical factor in the hiring process for emergency response time.

Salary: Up to $25.00 per hour

Expected hours: 20 – 25 per week

Schedule: Day shift, Monday to Friday, Weekends as needed with on call availability
