Job title: Manager for Manufactured Home Parks

Compensation: $1,500/mo wage, and the possibility of onsite housingwhich would be considered after a 90-day performance review periodfor a 2bed/1bath home (rental house monthly value $1500)

Employment type: Part-time

A part-time manager or couple is being sought for 2 small neighborhood mobile home/RV communities located ¼ mile apart in the Midway neighborhood of Kent. Applicants need to currently live within a reasonable proximity to the parks. In exchange for managerial duties a $1,500 monthly stipend and a well-maintained 2bed/1bath home will be provided (again, housing is based upon 90-day performance review). Bonuses based upon occupancy are available. Retirement and medical benefits are not included. The position is ideal for someone retired or working from home with additional income, pension, retirement etc. One small, non-aggressive pet is allowed under 20lbs (must be approved).

The position is, on average, 20 hours/week with at least 1/2 during business days and hours. The property is busier in the summer months (some landscaping responsibilities) and at the beginning of each month (posting rent and issuing invoices). Preferably manager who lives on-site as a presence is achieved by living in the community, walking the park daily, and the use of a smart phone to respond to calls, emails, and texts. Position is very similar to that of a multi-family Apartment Manager, but less laborious since most of the homes are owned and maintained by the residents. MANAGEMENT - ESSENTIAL DUTIES AND RESPONSIBILITIES:

Proficient with Microsoft software (Excel, Word, and Outlook) and will need a basic knowledge of our property management software (which we will teach).

Issue monthly invoices/deposit rents/follow-up with tenants on unpaid balances/read utility meters.

Oversee move-ins and move-outs.

Perform some routine maintenance/minor repairs/landscaping at the park

Will occasionally need to “turn” a small number of park-owned units (clean units between tenants/some light painting possible/carpet shampoo/change bulbs)

Advertise/show available homes and RV Spaces

Arrange for and oversee service vendors

Requires two blocks of set office hours per week, walking the park daily, carrying a park phone so as to respond in a timely manner tenant’s and/or management company’s needs.

Light Landscaping and Maintenance: pick up garbage, blow park streets, possibly drive a riding mower.

Job Qualifications:

Previous park or on-site property management experience (preferred).

Must be able to pass a background check and drug screening.

Basic computer skills and proficient with Outlook, Word, Excel.

Ability to learn Property Management software program.

Must have a vehicle, valid driver’s license and carry current auto insurance.

Must be able to lift up to 30 lbs. and be agile enough to walk the Parks daily and also read outside utility meters.

Simple Handyman skills a plus, highly skilled handyman knowledge even better
