On-Site Resident Manager

We are seeking a part-time Resident Manager to live on-site at a 43-unit apartment complex in Woodinville, centrally located near the Woodinville Park & Ride. This is a great opportunity to get free housing and work a flexible schedule!

As the primary point of contact for current and potential residents, the Resident Manager is the face of the property. Successful Resident Managers are professional and provide high-level customer service for all residents and clients, consistent with Pilot Property Management's values. A typical day for a Resident Manager includes walking the property to ensure a safe and attractive environment, picking up trash and debris, collecting and depositing rent payments, posting notices, responding to resident inquiries, advertising available apartments online, communicating with prospective residents to schedule and conducting apartment tours, performing move-ins and move-outs, and coordinating maintenance and cleaning of the property. The Resident Manager will report to the Property Manager and work with the property management team to ensure the property's success.

Resident Manager duties typically require an average of 20 hours per week, with some weeks being busier than others (hours shall not exceed 25 per week). This role allows for a flexible schedule, but is usually a minimum of three hours a day, five days a week. Resident Managers must be able to work as needed, often in the evening and on weekends (when prospective tenants want to view apartments).

Skills/Qualifications

Adherence to Federal, State, and local fair housing laws and best practices

Excellent written and verbal communication skills

Comfortable in a sales environment

High computer literacy including MS Office Suite

Organized and able to adapt to a fast-paced job and situational changes

Great time management, including prioritization and communication

Capacity to remain calm in intense situations

Accept constructive criticism and give appropriate feedback

High School diploma required + two years of professional experience in customer service, sales, leasing, property management, or other related field

Duties

First and foremost, the Resident Manager will provide current and prospective residents with exceptional customer service. Other duties include:

Prioritize the safety of residents and guests

Supervise and enforce rules at the property

Keep the property clean and orderly, including monitoring and maintaining or cleaning clubhouse, common areas, property grounds, shared walkways, and staircases

Maintain security and key control of the building and all units

Submit and monitor tenant maintenance requests through appropriate channels

Coordinate and meet vendors on-site for deliveries, inspections, or other appointments

Maintain all paperwork and records in a professional, organized, and timely manner

Organize and schedule cleaning and repairs for the timely turnover of vacant apartments

Advertise, tour, and lease vacant apartments - ensure leasing tours have highest probability of closing

Complete screening process for prospective tenants and complete lease signing

Complete move-in process with approved new tenants

Collect and deposit rent monthly and adhere to reminder and notice schedule, issuing notices as-needed

Manage tenant notice to vacate and move-out process

Communicate with the assigned Property Manager regarding tenant and property issues or needs

Be familiar with and adhere to all applicable laws and regulations, including federal, state, and local fair housing laws and best practices, and compliance with the Americans with Disabilities Act

Report unsafe conditions to Supervisor and follow protocol to prevent accidents or injuries

Be familiar with and adhere to the Policy & Procedures Manual, provided by Pilot Property Management

Compensation & Benefits

The Resident Manager shall be provided with a 2 bedroom, 1 bath apartment on-site ($2,150/month value), including water/sewer/garbage/electricity and 1 parking spot.

Resident Manager is entitled to two weeks of unpaid vacation per year, not to be taken during the first week of any month without advance approval. Vacation requests must be submitted for approval at least two weeks’ in advance.

Additional Information

Schedule: this is a part-time position, with 20 hours expected weekly between Tuesday – Saturday. Resident Managers should expect to work at least some weekday evening hours and one weekend day each week, especially during the busy leasing season (spring/summer/fall).

Work Environment: Unless touring units or walking the property, the Resident Manager is expected to work from the onsite office, conveniently located downstairs from the Manager’s unit.

Housing: Manager’s apartment is a two-bedroom, one bathroom apartment (approx. 950 sq ft), located on the second floor of a two-story building, with the property office and clubhouse on the first floor. The unit does not have any resident neighbors and looks out at a wooded area. It is a pet-friendly property (with some restrictions).
