Job Description

This position has been developed to specifically assist with and oversee the maintenance and Capital Improvement needs
at FPIM managed sites. This person’s responsibilities will include but are not limited to the following:

Create contract scopes

Comprehensive bid analysis and recommendations

Assist in evaluating current and prospective maintenance employees

Evaluate all vendors, and manage vendor timelines

Provide on-site maintenance staff training

Report specific needs and deficiencies on individual properties to the Portfolio Manager

Assist in the development, establishment and monitoring of Preventative Maintenance procedures

Assist with Capital Needs assessments – 5yr, 10yr and 15yr plans as requested

Account for/supervise Capital Improvement projects or other projects as deemed necessary by a client or Portfolio Manager

Work with General Contractor on new construction and rehab punch list inspections

Minimum Pay Rate (salary) - $81,000 yearly
Maximum Pay Rate (salary) - $83,000 yearly

Duties and Responsibilities:

Assist in training and onboarding of new maintenance team members.

Provide a daily, as well as a preventative, maintenance program to ensure the most economical, proper and safe condition of assigned properties.

Inspect all assigned properties quarterly, to include all common areas, electrical rooms, maintenance areas, storage rooms and vacant units.

Coordinate and complete maintenance inspections with all agencies, lenders, etc.

Coordinate and complete semi-annual and annual unit inspections of all units.

Monitor that daily inspections reports are being completed.

Be available as a secondary resource to on-call maintenance. Should a major maintenance emergency arise e.g., fire or flooding, be able to respond and assist site personnel with troubleshooting, working with vendors, etc.

Perform maintenance inspections on vacant apartments to ensure proper operating conditions and appearance upon move-in as assistance is needed at any property.

Inspect, repair and assist in the maintenance of any equipment owned by any of the apartment communities.

Inspect all maintenance shops and storage rooms to ensure they are being maintained in an orderly fashion, are in compliance with safety regulations and are being properly secured.

Maintain, within the budgetary limits, an inventory of parts to make necessary repairs at each property.

Wear any uniform that is provided during work hours.

Provide all personal hand tools necessary to perform routine maintenance (when applicable).

Ensure timely completion of all duties by maintenance staff personnel to minimize labor costs.

Other

Wear provided uniform and name badge during work hours. Promote a professional image by adhering to FPI Management's Dress Code Policy.

Provide all small hand tools necessary to perform routine maintenance (when applicable).

Consistently and fairly enforce community rules and regulations, FPI Standard Operating Procedures.

Comply with all Fair Housing Laws and FPI policies and procedures.

Conduct displayed must be of a professional manner when communicating with employees, residents, prospective residents, clients, vendors, and guests while representing FPI Management.

Responsible for meeting all training requirements for the position (Grace Hill, Safety Meetings, etc.).

Perform any and all functions as directed by the supervisor, including special project assistance.

Qualifications

Minimum Requirements:

Minimum 5 years’ experience in a similar regional leadership role, preferably within Residential Property Management. Experience in hotel maintenance, facilities maintenance, or construction will also be considered.

High School diploma or equivalency certificate required. Industry certification or designation (CAMT, NAHMS, NAHMT), preferred.

Valid Driver's License, a good driving record, current motor vehicle insurance which meets State requirements, and an operable vehicle that meets FPI’s Driving Standards and Personal Vehicle Use policy.

Must be able to wear a respirator, and have the ability to be medically fit for duty and cleared to wear a respirator, and comply with FPI’s facial hair policy.

Must be proficient in speaking, reading, and writing in English.

May be required to provide and maintain own tools.

Proficient computer skills (MS Office, Google Apps, property management-related software, email, internet).
