Maintenance Supervisor needed for University Place Apartment Community

Edison47 is a locally based property management company that is looking for a self-motivated Maintenance Supervisor for an established community in University Place. This is a full-time position and some weekend work may be required occasionally.

POSITION SUMMARY

The maintenance supervisor will report to the Property Manager and handle all aspects of maintenance for the apartment community. This individual may supervise a small staff and provide training, motivation, and performance feedback. Responsibilities include, but are not limited to, maintaining the residential units, grounds, amenities, building exteriors, interiors, breezeways, curbs, leasing office, trash enclosures, parking lot, and other building and common areas.

Duties & Responsibilities include, but are not limited to:

Completing service requests

Supervising maintenance staff and ensuring that policies and procedures are being followed

Monitor and direct scheduling of all maintenance personnel and vendors

Preparing vacant apartments for new residents

Perform routine and emergency maintenance

Assist with planning and execution of all preventative maintenance programs such as mechanical, electrical, HVAC, plumbing, fire, and life-safety systems

Operate within budget

Understands and complies with Fair Housing Laws and standards

Must have strong customer service skills

Organizational ability and follow-up skills

Attention to detail and a self-starter

Effective communication and problem-solving skills

On Call and Overtime Required as needed

QUALIFICATIONS

The requirements listed below are representative of the knowledge, skill, and/or ability required.

Must have excellent planning, scheduling, and follow-up skills concerning current and future projects such as unit turns. Being able to identify issues and how overcome problems with confidence and efficiency.

Experience - Must have some experience in appliance repair, carpentry, plumbing, electrical, painting, and drywall. Previous experience in apartment maintenance and supervision is preferred. Pool experience is a plus. We will provide and pay for CPO/CPR training.

Availability - Must be able and willing to be in on-call rotation for 24/7 maintenance emergencies. Travel to sister sites may be required. The standard work shift is Monday through Friday from 8 am to 5 pm.

While performing the duties of this job, the employee is frequently required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; and stoop, kneel, crouch, or crawl. The employee is occasionally required to sit and climb or balance. The employee must regularly lift and/or move up to 10 pounds and occasionally lift and/or move up to 75 pounds.

Previous experience as a Maintenance Supervisor/Technician is preferred.

Must have a valid driver's license

Must have reliable transportation

May be required to help with coverage at sister properties
