SKILLS / QUALIFICATIONS / QUALITIES
2+ years general maintenance and repair experience, or related experience
Prior customer service or property management experience preferred
Valid WA driver's license and insurable driving record - No DUIs
Reliable, insured personal vehicle for daily use (business mileage is reimbursable)
Comfortable driving in and navigating urban environments - this position requires daily travel between various property sites in the greater Seattle metro area
Must be able to pass a background check
High School diploma or GED required, higher education encouraged
Good written and verbal English communication skills
Attention to detail and pride in a job well done
Self-motivated and ability to work independently with limited supervision
Capacity to remain calm in intense situations
Coachable and willing to be directed by a supervisor
Adherence to Federal, State, and local fair housing laws
Commitment to company policies and best practices
Ability to work indoors or outdoors, in various weather conditions
PHYSICAL REQUIREMENTS
This position requires physical work, including frequent walking, kneeling, standing, bending, stooping, reaching, lifting (up to 50 lbs independently), and climbing of stairs and ladders in/around properties. This position also requires operating a large variety of equipment and in a variety of weather conditions. Adherence to company policies regarding health and safety is a top priority.
DUTIES / RESPONSIBILITIES
While Maintenance Techs complete some projects independently, the role requires teamwork, professionalism, and a customer service mindset, as we work together to coordinate with vendors and interact with residents in their homes.
Prioritize incoming maintenance requests based on immediate needs
Communicate with residents to coordinate the timing of service appointments
Complete service requests in a way that is safe, efficient, and economical
Plan and execute apartment turns to minimize vacancy time
Perform property inspections on a regular schedule
Work with property managers to ensure the physical needs of each property are being met
Ensure that all work is completed according to best practices or local building code
Perform interior and exterior painting as necessary
Change locks and make keys as necessary
Keep accurate and organized daily records (primarily digital), including submitting timesheets, receipts, and expense reports, as well as updating and completing work orders and wrapping-up communication
Maintain a positive work environment through professional communication with residents, clients, vendors, and the property management team
Report any problems or safety concerns to supervisor or property managers

Wage: $23 - $28/hour

ADDITIONAL INFORMATION
This position will cover a portfolio of properties located across the greater Seattle metro area (from Everett to Tacoma). Daily travel between locations is common.
Schedule: this is a full-time 40 hours/week position, approximately Monday - Friday 8:00am – 5:00pm (hours may be slightly earlier or later depending on projects).
Equipment: Maintenance Techs are expected to have their own reliable and insured vehicle, cell phone with a data plan, and should expect to bring some of their own tools, but most special equipment will be made accessible.
Work Environment: Predominantly onsite work in the field at managed properties. Team meetings and office-based tasks happen at our Seattle office. This position is 85% in active work in the field and 15% in the office/admin (subject to change).
If hired, candidates must have, or obtain within 30 days of hiring, and maintain a valid Washington state driver license.
