Position Summary
A construction Project Manager is responsible for planning, coordinating, budgeting, and overseeing construction projects from start to finish. They ensure projects are completed within scope, on time, and within budget while meeting quality standards and building codes. The construction Project Manager collaborates with architects, engineers, contractors, and clients to achieve project objectives and deliver successful outcomes. The construction Project Manager must exhibit strong leadership, communication, and organizational skills to effectively collaborate with stakeholders, manage teams, and deliver projects that meet or exceed client expectations while adhering to safety and regulatory standards.
Key Responsibilities
Project Planning and Scheduling: Develop comprehensive project plans and timelines, create detailed work schedules for construction teams, allocate resources, including labor, materials, and equipment effectively and adjust project plans as necessary to accommodate changing conditions or scope.
Budget Management: Develop and manage project budgets, track expenses and ensure all costs remain within allocated budgets, negotiate contracts with vendors, suppliers, and subcontractors and approve, code and process invoices and ensure timely payments.
Recurring Budgetary Project Meetings: A recurring monthly internal budgetary meeting with Project Manager and Operations/General Managers, as well as a recurring monthly budgetary meeting between a construction project manager and the client is essential for maintaining transparency, aligning expectations, and ensuring the project's financial health. This meeting serves as a platform for open communication about the project's budget status, financial forecasts, and any financial decisions that need client input.
Coordination and Supervision: Oversee daily construction activities, ensure compliance with plans and specifications, coordinate with architects, engineers, contractors, and subcontractors, manage construction teams, provide leadership and guidance and ensure adherence to safety protocols and regulations on the job site.
Quality Assurance and Compliance: Inspect work in progress and upon completion to ensure it meets project specifications and quality standards, ensure all construction activities comply with relevant building codes, regulations, and permits, address and resolve any issues or delays in a timely manner, implement quality control procedures to maintain project standards.
Stakeholder Communication: Serve as the primary point of contact for clients, stakeholders, and project team members, provide regular project updates, reports, and documentation to stakeholders, facilitate meetings and communicate changes or challenges effectively and manage client expectations to maintain strong client relationships.
Risk Management: Identify potential project risks and develop mitigation strategies, monitor project progress and proactively address any emerging issues and ensure project site safety protocols are strictly followed.
Project Documentation and Close-Out: Maintain accurate project documentation, including contracts, reports, and records, conduct final inspections and ensure all project deliverables are met, oversee project close-out activities and creation of O and M packages , including final payments and securing necessary warranties and analyze project performance and document lessons learned for continuous improvement.
Qualifications
Bachelor’s degree in construction management, Civil Engineering, Architecture, or a related field.
Minimum of 3-5 years of experience in construction management or a similar role.
Proven track record of managing multiple construction projects from inception to completion.
Strong knowledge of construction procedures, materials, and project management principles.
Proficiency with project management software and construction management tools.
Solid understanding of building codes, regulations, and safety standards.
Excellent organizational, leadership, and communication skills.
Strong problem-solving abilities and attention to detail.
The ability to manage multiple priorities under pressure and meet tight deadlines.
Professional certification such as PMP or CCM (Construction Manager Certification) is a plus.
Certifications in Industry related organizations such as LEED AP, PHIUS, Built Green, etc, a plus.
Key Skills

Excellent communication and interpersonal skills by setting clear goals, assigning tasks, and guiding teams to meet project objectives

Problem-solving and decision-making capabilities with a focus on prioritizing tasks, managing multiple projects, and ensuring timely completion of project milestones.
Negotiation skills for handling contracts and vendor relationships.
Maintaining detailed records and schedules, and adjusting plans as needed.
Ensuring all work meets specified quality standards and complies with building codes and regulations and conducting thorough inspections and maintaining strict quality control procedures.
Staying calm under pressure and managing unpredictable challenges on the job site.

Working Conditions
This role requires spending time both in an office environment for planning and at construction sites for oversight.
Must be able to travel to different project sites as needed.
Ability to work in various weather conditions and environments.
May require extended working hours to meet project deadlines.
Relationships
The Project Manager reports to Operations Manager and General Manager/Owner.
Site Lead and Logistics Coordinator reports to Project Manager
Performance Reviews
A review will be held at 30 days after the first date of hire and yearly thereafter.
Advancement
There is always room for advancement at TBB. Vertically, the next step of advancement Project Manager is that of upper level executive management and/or Design.
Schedule and Pay
Our service area includes Whatcom, Skagit, Island, and San Juan Counties. While we make every effort to assign crews to construction projects located near their homes, employees must be prepared to travel to work anywhere within our service area.
Full-time, hourly, 40 hrs/wk. Salaried position.
Office employees work Monday – Friday 8:00am – 4:30pm
