Our Opportunity:We are looking for an experienced Senior Real Estate Manager - Development , with a responsible for driving market strategy and growth for Chewy Vet Clinic (CVC) Retail locations across the country. You will execute market based strategic initiatives while collaborating and communicating across functions (Healthcare, Design, Construction, Operations) to ensure complex projects are delivered on time and on budget. You will have extensive retail deal making and transaction management experience in Class A/B power, lifestyle, and strip retail centers with volumes of 20 to 50 deals a year.What you’ll do:

Responsible for site selection, real estate diligence and negotiation of LOI terms for a determined area of the country utilizing analytical framework and on the ground insights.

Responsible for bringing/presenting deals to REC meetings and own from negotiation start to construction handover.

Facilitate and contribute to deliverables related to overall planning and real estate transactions, and projects with third-party brokers.

Collaborate with key stakeholders’ groups, vendors and contractors, community leaders and outside technical support providers to maintain a network of support improving existing properties under management and assure awareness of new opportunities.

Drive incentive negotiations with municipalities at local and state level.

Accountable for the generation of target lists with respect to active market analysis, conducting market tours and managing external relationships to secure new sites and driving a deal pipeline that achieves expected market level growth goals.

Use current information/data and business knowledge to identify real estate options for expansion and relocation as projects arise.

Disciplined negotiator in large contract negotiations, able to balance cost, financial, quality, and legal terms in complex negotiations.

Proven leader with exceptional high-level strategic, operational, and interpersonal skills demonstrating broad expertise in real estate development and property management with multiple sites and experience dealing with regulatory committees.

Successful track record of completing large-scale capital projects.

What you’ll need:

5+ years of direct experience in retail real estate.

Candidate must have an entrepreneurial and self-starting mentality and be able to deal with ambiguity.

Experience in negotiations, developing/executing strategies and driving cost savings.

Exceptional organizational and project management skills.

Ability to comfortably work in an intensely deadline-oriented environment.

Strong cross functional collaboration skill set.

Ability to travel 60+% of the time.

Bachelor’s degree require.

L ocation is flexible:

Hubs: Bellevue, WA | Minneapolis, MN | Boston, MA | Plantation, FL

Remote (more than 90-miles outside Hub)

Compensation & Benefits:Our salary range for a Senior Category Manager position is $129,500.00 - $207,000.00. The specific salary offered to a candidate may be influenced by a variety of factors including but not limited to the candidate’s relevant experience, education, and work location. In addition, this position is eligible for 401k and a new hire and annual equity grant.We offer different types of insurance, such as medical/Rx, vision, dental, life, disability, hospital indemnity, critical illness, and accident.
