About Us: We are a property management company dedicated to providing high-quality living spaces for our residents. Currently, we are seeking a skilled and experienced Maintenance Technician with a focus on plumbing to join our team and contribute to the upkeep of our 150-unit apartment complex in beautiful Columbia, South Carolina.

Responsibilities:

1. Plumbing Maintenance:

Diagnose and repair plumbing issues in a timely manner – namely cast iron drainage systems

Perform routine inspections of plumbing systems to identify potential problems.

Install, repair, and maintain plumbing fixtures such as faucets, sinks, toilets, and water heaters.

2. General Maintenance:

Conduct routine maintenance tasks, including painting, carpentry, and electrical repairs.

Respond promptly to maintenance requests from residents and management.

Work with management to identify, select, acquire, and organize required maintenance equipment and materials

Ensure the overall cleanliness and safety of the property.

3. Emergency Response:

Be available for on-call duties to address emergency maintenance issues outside of regular business hours.

4. Documentation:

Maintain accurate records of maintenance and repair activities.

Use provided software to track work orders and time.

Provide detailed reports on completed tasks and work in progress.

5. Communication:

Collaborate effectively with the property management team and communicate with residents in a professional and customer-oriented manner.

Qualifications:

1. Plumbing Expertise:

Proven experience in diagnosing and repairing plumbing issues.

Familiarity with various plumbing systems and fixtures.

2. General Maintenance Skills:

Proficiency in carpentry, painting, and basic electrical work.

Strong troubleshooting skills for a variety of maintenance issues.

3. Customer Service:

Excellent communication and interpersonal skills.

Ability to interact positively with residents and address their concerns.

Ability to manage tenant and management expectations.

4. Reliability:

Punctual and dependable, with the ability to respond to emergency maintenance issues as needed.

5. Team Player:

Willingness to collaborate with other maintenance team members and property management.

Willingness to coordinate with different vendors to supervise work order completion.

6. Leadership:

Ability to take ownership and responsibility of all work orders, even those assigned to vendors and maintenance team.

Ability to lead, guide, and even educate team members as needed to complete tasks

Requirements:

High School Diploma or equivalent.

Valid driver's license and reliable transportation.

Minimum of 2 years of experience in maintenance, with a focus on plumbing.

Additionally requested (not required):

CPO – commercial pool maintenance certification

HVAC certification
