All new framing, new sheet rock electrical & plumbing
New gas lines
New water lines
All new electrical wires outlets and box
All new molding floors windows and doors (Basically Starting From Scratch)
Contractor Grade is fine as long as it looks similar to what I in-vision for this property
Water filtration system
city water into the property (quote installation only)
I want my brick chimney hooked up to a wood stove to work as an emergency back up heating source I want a mini split system to replace my old hvac and old vents
Backyard needs concrete a few different slabs including side slab on side of the house leading to cellar door & tree trimming & privacy fence
Generator Hook up outlet connecting to the main box incase of blackouts
Solar panel and plug Hook Up (emergency hook up only) generators and panels will be purchased separately quote for installation only
New Front Porch and Roof and Gutter System (see picture for example) I would like brick to match the original brick of the building (reference picture please)
New gutter and drainage system for backyard
Replace
14 standard windows
1 bay window (Living Room)
1 small kitchen Window (Sink)
2 small basement Windows
3rd Floor room will need a window cut out and installed originally did not have a window but once the room is closed off Allentown Code requires a window to be installed
the 2nd floor has a window in place so just replacing it
Open floor plan in basement except for utility room for water heater electrical box water filtration system I would like the area closed off in a utility room with door and small basement window
3 load bearing walls need to be taken down and replaced with beams to open up the basement and kitchen on the 1st floor
I want to add a accessory building as a man cave or she shed to connect plumbing and electrical from the back yard to the main property “if possible”
The backyard is mainly clay most of the concrete was broken up already so the plumbing should be easier to get done for the shed before placing down the concrete slab also some large tree branches and 1 tree need to be taken down I have permission already from both my neighbors on each side
The shed will be ordered and delivered separately so please don’t include price in quote, only quote for sewer hookup water hookup and electrical hook up for when the shed does arrive
I’ve added everything I want done to the property to get the best estimate possible
