We are a local and growing property management company looking to add an ambitious, detail-oriented Renovation Foreman to our team. We manage approximately 150 residential rental units all within the Portland-Metro area. The job will include a wide variety of tasks with many opportunities to develop new skills.
Demands of the Job:
This position is full time, primarily Monday-Friday 8:30AM-5:00PM, at a variety of apartments and houses around Portland and Clackamas. It will include a mix of project planning and performing the tasks necessary to complete apartment renovations. The job may include pushing, pulling, lifting and carrying up to 75lb, climbing up and down ladders and consistently being active and on the go.
Tasks of the Job:
Understand the Company’s objectives regarding the finished product as related to apartment condition.
With help from Portfolio Manager, determine extent of work to be performed during apartment vacancy and help create and maintain project punch-lists.
Set apartment renovation schedule and target completion date.
Help delegate tasks to staff members best suited to perform them.
Communicate with renovation staff to plan for the next day and start time.
Help supervise, direct, maximize renovation staff’s efforts daily and help maintain team morale.
Create material needs list for projects and collect supplies.
Consistently update Portfolio Manager on project progress.
Lead team members by example and help set the pace.
Paint, clean, sand, and stain interior and exterior surfaces.
Sheetrock repair and occasional installation.
Install and troubleshoot electrical, plumbing and hardware fixtures throughout residential units.
Install appliances.
Occasional landscaping; mow, rake leaves, use blower, pressure wash, weed, trimming, spread bark, digging and planting. Most landscape maintenance performed by subcontractors.
Occasional roof and gutter preventative maintenance and moss treatment. Most roof/gutter preventative maintenance performed by subcontractors.
Occasional pickup and delivery of construction materials with company owned trucks and trailers.
Occasional trash and yard debris pickup and haul to dump.
Assist in litter patrol of grounds along with other team members.
Help inspect, note and report on maintenance needs (all kinds) of the properties.
Learn, gain experience and expand your skill set.
There is an opportunity for expansion of duties to include a wide range of additional repair and renovation tasks including: finish carpentry, electrical, plumbing, floor covering installation.
Occasionally on call in case of after-hour repair emergencies or when maintenance manager is off duty. This may occur approximately one weekend a month.
Qualifications:
Have a thorough understanding of basic apartment building systems and finishes.
Must be able to mind the details and carry projects all the way to completion.
Must possess constructive leadership skills.
Minimum 2 years of related experience in residential maintenance.
Possess basic set of hand tools.
Must be capable of performing all required tasks of the job independently, without supervision.
High school diploma or equivalent.
Must have a valid driver’s license, personal vehicle with valid auto insurance.
The knowledge and ability to properly operate power tools and equipment.
Must have a working cell phone.
Ability to get up to, and work on, ladders and roofs safely and responsibly.
Must be organized, dependable, and able to work well with other team members.
Must be able to demonstrate customer service skills and professional appearance.
Must pass background check.
Must be able to pass drug test.
Must be 18 years or older to drive company vehicles.
Compensation:
$25-$30 hourly DOE
(7) paid holidays
Paid time off, beginning with 10 days per year accrual rate for first year
