Rochester Property/Maintenance Manager Position for Small Company

Experienced F/T Property/Maintenance Manager required for a well-established small property owner with 40 residential units all located on the west side of Rochester. About half are close to UR/Brooks. About half are Section 8. Many are long-term tenants. The candidate will run the day-to-day operations from A to Z meaning: complete repairs, leasing, inspections, C of O, coordinating capital improvements, tracking rents and sending report to owner every month.

Responsibilities:

Complete daily repairs, responding to tenant calls, including plumbing, electric, HVAC, carpentry, appliance repair, painting, drywall, etc.

Prepare vacant units as needed for new residents ensuring that the unit meets the owner’s standards/checklist, schedule and pass Section 8 inspections

Leasing and marketing vacant units, including posting on Zillow, showings, interviewing applicants, doing background checks, and coordinating move-ins/outs, coordinating Section 8 or other subsidized programs

Track and manage rent increases.

Suggestions on capital improvements

Compliance with Fair Housing laws and other regulations

Maintain accurate records of rent payments and invoices to residents. Must be able to send owner a monthly report of income and expenses.

Eviction notices and proceedings

Pest Management

Tackling misc. tenant issues/disputes if they arise. Issuing 14-day cure quit notices if necessary.

Keeping common areas clean

Coordinate sub-contractors for larger jobs and specialist repairs

Must have 4-5 years multi-family property management and maintenance/construction experience required

Must have superior customer service skills

Must have a valid driver's license and a reliable vehicle

Must be at least minimally smart-phone savvy and resourceful with finding materials sometimes from Craigslist or Amazon

Should have a list of good contacts for sub-contracting work when needed

This is a challenging job but a fun and rewarding one. Job Type: Contract (to be discussed)

Pay: $48,000/year, disbursed bi-weekly = approx. $25/hour + 5-10% bonus at year-end.
