Job Summary:

We are seeking a dedicated and experienced Residential Superintendent/Property Manager to oversee the daily operations of our residential property. This role involves managing maintenance tasks, addressing repair needs, fostering positive tenant relationships, and coordinating with local vendors to ensure the property operates smoothly and efficiently. The ideal candidate is hands-on, organized, and excels in problem-solving and communication.

MUST BE LOCATED IN ULSTER COUNTY AS PROPERTIES ARE MAINLY IN KINGSTON, SAUGERTIES, AND WOODSTOCK.

Key Responsibilities:

Property Maintenance & Repairs

Conduct routine inspections of the property to identify and address maintenance needs.

Perform minor repairs and oversee larger repair projects, ensuring timely and cost-effective resolution.

Maintain building systems (e.g., HVAC, plumbing, electrical) in compliance with safety and operational standards.

Tenant Relations

Act as the primary point of contact for tenants regarding maintenance requests and other concerns.

Respond promptly and professionally to tenant inquiries and issues.

Foster positive relationships with tenants to maintain high satisfaction and retention levels.

Vendor Coordination

Source, negotiate, and coordinate with local vendors and contractors for maintenance and repair work.

Ensure vendor work meets quality standards and is completed on schedule.

Manage vendor contracts and maintain accurate records of services performed.

Administrative Duties

Maintain accurate records of maintenance schedules, tenant communications, and vendor agreements.

Ensure compliance with local building codes and safety regulations.

Assist in budget preparation for property maintenance and operations.

Qualifications:

High school diploma or equivalent; additional technical or trade certifications are a plus.

Proven experience in property management, building maintenance, or a related field.

Strong knowledge of building systems, repair techniques, and local building codes.

Excellent communication and interpersonal skills.

Ability to multitask, prioritize, and work independently in a fast-paced environment.

Proficiency with property management software and basic computer skills is a plus.

Physical Requirements:

Ability to perform physical tasks such as lifting up to 50 pounds, climbing stairs, and using basic tools and equipment.

Comfortable working both indoors and outdoors in various weather conditions.
