Green O'Neill Properties has an exciting new position available to join our growing maintenance team. We are a family-owned and operated property management company based in Dover, NH managing luxury rentals through the Seacoast, Dover, and Rochester area.
We are looking for a motivated, hard-working, and experienced individual to join our maintenance team. The maintenance tech will be responsible for turning over apartment units, general maintenance of rental communities, and responding to tenant service requests and executing repair work. The ideal candidate will have at least 5+ years construction/property maintenance experience and is well-versed in a variety of trades, and is very comfortable using technology (smart phone/ ipad) to track property maintenance tasks throughout the day.
We are rapidly expanding our rental portfolio, and there is a opportunity for growth in this position
Day to day responsibilities include, but not limited to:
-Execute turnover of apartment units from start to completion, in adherence with turnover allotted timeframes. Must be skilled with general repair work, basic carpentry, painting, and a range of trades.
-General clean up of sites including but not limited to debris and waste clean-up, pressure washing, weeding, basic landscaping, exterior repairs
-Response to tenant service requests, trouble shooting issues, and executing general repair work while interacting with tenants in a friendly and helpful manner during service calls
-Supply run trips and material deliveries
-Use of Ipad/smartphone to track all hourly tasks, inventory usage, and inspection reports in AppFolio property management software
Preferred Candidate:
-Must be self motivated, with strong time management skills, and able to work independently or in a group
-Must have valid drivers license and reliable transportation
-At least 5 years of construction/maintenance experience in a variety of trades and ability to trouble shoot and diagnose issues, and efficiently and property execute work needed for service requests and apartment turnovers
-Ability to proficiently use Ipad/smart phone technology for tracking of all tasks
-Ability to lift 50 pounds and stand, kneel and move around as needed to execute repair tasks
-Background check required
-Resides within 30 minutes of Portsmouth/Dover areas
Specialized mechanical/plumbing/electrical experience is a plus
Property Maintenance specific experience is a plus
Schedule:
-Monday to Friday 8:30- 4:30pm with some paid overtime
-Rotating paid on call schedule – approximately 1 week of on-call per month
