Regional Manager

The Regional Manager is responsible for the site supervision and overall property management functions within the Magnolia Circle, LLC portfolio.

Property Operations

-Manage property compliance with all regulatory and legislative requirements, establish and maintain relationships with regulatory agencies. Interact as needed, securing approvals as required.

-Ensure all property daily operations are occurring as expected by Magnolia Circle, LLC standard operating procedures.

-Interface with ownership to ensure that operations are conducted in alignment with their priorities and goals.

-Assist Property Managers with resolving property or resident issues, conducting property inspections, scheduling preventive maintenance, monitoring tenant file compliance, and meeting with the Managers regularly.

-Required to travel from property to property regularly and support the Leasing Office during the absence of site staff to ensure operations run smoothly.

-Work directly with property managers and Maintenance teams to ensure Capital Improvements are being completed as budgeted or as needed.

-Partner with the Special Projects Director in obtaining bids, walking the properties with contractors, reviewing the quality of the work, and ensuring properties assigned are ready for all regulatory inspections.

Administration & Budgets

-Maximizes stewardship through the development and implementation of operating procedures consistent with Magnolia Circle, LLC goals assuring compliance with operational and financial performance expectations for all properties.

-Responsible for the preparation, implementation, and monitoring of the annual budget for each property, capital expenditures, spend management, and improvement plans.

-Assist in securing adequate resources including renewals, delinquencies, and rent increases.

-Work with Ownership to oversee various projects, as needed.

Staff

-In partnership with Human Resources, coordinate all functions of staffing needs, development of corresponding positions, supervision, and evaluation of performance.

-Assures all employees under their supervision have appropriate training, knowledge, skills, and understanding of their duties and responsibilities.

Communications & Management

-Effectively and professionally interact and communicate with managers, other employees, vendors, residents, senior staff, and owners.

-Partners with the Vice President of Operations with Office structure and special projects as assigned.

-Anticipate potential problems and proactively develop strategies to prevent and address them.

Other duties may be deemed necessary or requested by ownership.

Requirements

-10+ years of experience in property management

-Experience managing staff in multiple locations

-Strong financial acumen and experience in budgeting and forecasting

-Proven track record of successful leadership and team management

-Experience with Entrada, Realpage OneSite Leasing and Rents, and OneSite Accounting

-A reliable vehicle and ability to drive to various properties located in the Las Vegas Area
