About Us: We are a fast growing General Contractor focused on serving property management companies and investors. Our customers love us because we are fast and reliable, and we do the work correctly. We have 3 major areas of our business. About half of our business is handling make readies and rehabs for property management companies. A quarter of our business comes from larger scale rehab projects for investors or property managers. The last quarter of our business is new construction. We have a strict no asshole policy - life is too short to deal with jerks. We are a laid back crew, and everyone at our company is easy to get along with. We’re a small team right now of 9 guys, working 3-5 projects per week. We work hard but don’t rush the work. We don’t cut corners, but always look for good ways to save our customers money on a project.

Position Overview: We are currently seeking an experienced Construction Foreman to oversee and manage construction projects. The ideal candidate will have a minimum of 5+ years of experience in a foreman role, with an understanding of OSHA safety standards, team management, and budget management.

The day-to-day work is varied depending on the projects we have going on. On a given day you might be doing carpentry, framing, flooring, drywall patches, painting, installing appliances, swapping out windows or doors, or any number of other things. We sub out plumbing, electrical, roofing, foundation, large drywall jobs, and most (not all) of our large paint projects.

Location: We work all around the Kansas City area. Most of our work is in KCMO, but we have jobs in Independence, KCK, Grandview, etc. The farthest out we typically go is Northeast to Kearney, Southwest to Peculiar/Raymore, Northwest to Leavenworth, and Southwest to Spring Hill. When you go out of the KC metro, we pay an extra hour per day per man for the travel and gas. But 90% of our work is right in Kansas City.

Responsibilities:

Lead the team by example. The right person will be excited to work alongside the team on a day-to-day basis. This is not a job where you’ll be in the truck all day. You will be swinging hammers alongside your crew.

Manage and supervise construction projects from inception to completion, ensuring adherence to project specifications, timelines, and budgets.

Enforce OSHA safety standards and ensure a safe working environment for all team members.

Coordinate and schedule subcontractors, vendors, and other construction personnel to ensure efficient project execution.

Conduct regular site inspections to monitor progress, quality, and compliance with building codes and regulations.

Manage project budgets, including tracking expenses, reviewing invoices, and making adjustments as needed to ensure profitability.

Communicate effectively with project stakeholders, including clients, architects, engineers, and internal team members, to provide updates and address any issues or concerns.

Provide leadership and guidance to construction teams, fostering a positive work environment and promoting teamwork and collaboration.

Identify and implement process improvements to streamline construction processes and enhance project outcomes.

The typical team size will be 2-5, but you might be managing multiple projects at once.

Qualifications:

Minimum of 5+ years of experience as a Construction Foreman.

Excellent understanding of carpentry, how structures are built, and the correct way to do the work.

Someone that reads the instructions that come with the materials before trying to just wing it in there and see what happens.

Experience managing multiple projects at a time is a huge plus.

Basic understanding of OSHA safety standards is a huge plus.

Strong leadership and team management skills, with the ability to motivate and inspire team members to achieve project goals.

Excellent communication and interpersonal skills, with the ability to effectively interact with a diverse range of stakeholders.

Proven ability to manage construction budgets and ensure projects are completed within budgetary constraints.

Proficiency in project management software and tools.

High school diploma or equivalent; additional certifications or training in construction management or a related field are preferred.

Ability to speak Spanish is helpful, but not required.

Tools & Equipment

A reliable truck or work van is required to be successful at this job. We reimburse mileage at the IRS rate. Picking up and delivering materials is part of the job.

You will need to provide your own basic carpentry tools

Safety gear: Hard hat, safety toe boots, gloves, ear protection, eye protection. We also recommend knee pads, but they’re not required.

A fully working smart phone is required for this job. You will be using apps,

Compensation:

$45 per hour

Profit share on jobs you manage

This is a 1099 contractor position
