You have the exciting opportunity to join this team on an Expatriate (Expat) assignment for the duration of the contract! We are seeking talented controls professionals with experience in Energy Services / Performance Contracting projects to oversee the controls system but also foster a sense of community with a diverse team overseas.Job Summary:As a Controls Sustainability Manager, you will be responsible for the administration, performance, and management of Controls systems on military base in Misawa, Japan over a multi-year contract while maintaining highest level of customer satisfaction. You are accountable for assigned scope of work, schedule and budget.Where is the work:This position has been designated as On-Site in Misawa, Japan.Responsibilities:· Monitor, optimize, and repair building automation, life safety and other associated Trane controls systems. This incudes commissioning, programming, setting up graphics, communications links, end to end testing, verifying sequence of operations, troubleshooting and servicing Controls systems.· Promptly respond to comfort complaints, troubleshoot, perform necessary adjustments, and coordinate necessary unscheduled repairs.· Perform necessary inspections and preventative maintenance.· Prepare report which track energy usage, equipment status, building condition, and other building operation information from data produced by predictive maintenance procedures, trend logs, and other reference sources.· Analysis and make recommendations to optimize energy and operational usage with a goal of maintaining the energy savings generated from the ESPC ECMs.· Maintain all assigned equipment in timely manner. Recommend repair and replacement as required. Quality assurance of contractual work to ensure quality work completion. Monitor completion rate of contractual obligations.· Maintain operational logs, records, and necessary manuals and other references sources.· Assist with estimation of federal opportunities projects that support the Misawa Air Base ESPC contract.· Responsible for training junior team members and cross training team broader team to ensure coverage during times of heavy workload and PTO.· Managing multiple technologies, vendors and subcontractors, including those outside of Trane's core competency.· Responsible for knowledge of and adherence to contract penalty clauses.· Plans and analyzes assigned projects, establishes schedules and project parameters and sets procedures to accomplish system objectives, involving complex contracting applications.· Examines and reviews contracts and estimates by performing risk analysis and developing risk plans.· Meets with contractors and owners to discuss scope of project; budgets; performance; and close-out.· Establishes an operations budget for assigned projects by revising the original estimate based on validated project scope; Responsible for maintaining the project budget to forecasted values.· Creates and makes revisions to project schedules including generating tasks, estimates, dependencies.· Oversees the following: preparation of Trane material and vendor orders; recording the receipt of materials and approving payments.· Create estimates and generate proposals. Entering projects, ordering parts, tracking parts, scheduling labor internally and with customer, reviewing completion of projects and billing coordination· Receives and qualifies subcontractor proposals; supervises work of project assigned staff, subcontractors, and installers.· Responsible for entering service estimates, issuing purchase orders, and generating work orders.· Manage service projects from estimate to completion.· Communicates with customers and their representatives, including building owners, mechanical contractors, other trades, subcontractors, and field support staff. Interfaces constantly to maintain accurate status reports and project reviews.· Travel to customer job sites is required, which may include outdoor work and/or work in mechanical/equipment rooms. During the site visits, the employee may be exposed to variable weather conditions; moving mechanical parts; heights, and other variable environmental conditions based on location.· Ensure that all assigned staff and subcontractors are working in a safe manner per Trane and Base Safety policies.QUALIFICATIONS· Ability to work in Japan on a long-term assignment and travel throughout Japan as needed.· Bachelor’s degree in Electrical Engineering, Mechanical Engineering or Construction Management with a minimum of 5 years of Control/HVAC experience OR an equivalent combination of education and experience.· Familiarity with financially guaranteed contracts, the operation of energy management systems, HVAC systems, temperature controls, and process control systems is preferred.Equal Employment Opportunity: We offer competitive compensation and comprehensive benefits and programs.
