Leading Metro Detroit Commercial Real Estate Company seeks a Property Manager with 5+ years of Commercial Property Management experience. This full-time position is based in the company’s headquarters in Southfield, MI.

The Property Manager (PM) will manage an industrial, office, medical, and retail commercial real estate portfolio. Multi-tasking and flexibility are essential skills needed in this role. Preparing financial reports, managing TI and/or capital improvement projects, engaging with tenants, and ensuring our clients receive outstanding customer service will be the keys to success.

Responsibilities:

Responsible for day-to-day commercial real estate portfolio operations located in Southeast Michigan.

Build and maintain positive tenant/client relationships to ensure that tenant inquiries and complaints are addressed in a timely manner.

Work with and oversee the Tenant Property Service Coordinator and Maintenance staff.

Perform regular ongoing onsite property inspections, document needed maintenance and repairs, and follow up to ensure repairs are completed.

Manage tenant move-in and move-out process, including inspection of tenant space, delivery of keys/access cards, and tenant communications.

Approve and review property operating expenses, purchase orders, and work orders to ensure proper account coding and billing to tenants and other parties.

Research and prepare RPS to obtain bids for contracted property services and submit recommendations to award proposed work.

Monitor service providers' compliance with contracts, costs, and performance and review monthly invoices.

Assist with the administration of tenant leases to ensure compliance with lease provisions related to property management matters.

Coordinate and inspect tenant/capital improvements performed at assigned properties.

Develop deferred maintenance and capital improvement plans.

Develop and communicate best practices for property operations.

Maintain inspection, access, and maintenance logs for properties utilizing the 360Facility program.

Although infrequent, be available for after-hours emergency calls relating to property operations, maintenance, and security matters.

Communicate in a positive and effective manner with tenants, co-workers, vendors, contractors, municipal offices, and senior management staff.

Provide weekly property reports to update building ownership on property activity.

Qualifications:

5 - 7 years of related Commercial Property management experience, including retail, office, and industrial properties.

Strong oral and written communication skills.

Working knowledge of Acumatica, MS Excel, and MS Word.

CPM or RPA professional designation or candidacy preferred.

Current Real Estate License preferred.
