The Property Portfolio Engineer, in coordination with the Property Services team, is responsible for repairs related, but not limited to plumbing, electrical, HVAC, fire/life safety, and the energy management system. This position is also responsible for the planning, preparation, and execution of capital improvements and other special projects across the portfolio. For tasks that cannot be handled by the team, the Property Portfolio Engineer leads in coordinating repairs with the preferred vendors for each site, with support as needed from additional team members. This position also supervises the Specialist, Property Maintenance who oversees the janitorial and grounds maintenance operations across the portfolio. Essential Functions Facilities & Preventative Maintenance - 70% Coordinate with the Property Services team to plan, schedule, and prioritize all engineering and R&M work, including preventative maintenance and work orders across the portfolio;Ensure that tenants and clients receive prompt, professional treatment and courteous service in response to their maintenance needs;Perform routine inspections to ensure property grounds and work areas are maintained to proper standard;Ensure all properties across the portfolio are compliant with all building codes, including fire/life safety and elevators;Ensure proper lockout/tag out procedures are initiated and followed;Establish department equipment and inventory levels to be maintained, and work with the Associate Director, Property Services on ordering procedure;Maintain, monitor, and test the NonProfit Center’s emergency and security systems, features and procedures;Maintain cleanliness, organization, and security of all TSNE owned equipment, tools, storage rooms and workspaces and ensures that they are up to code and function and operate as best as can be expected; Ensure proper follow-through and completion of all major issues, risks, and deviations from our standards as pertains to the facilities and mechanical systems across the portfolio;Routinely bid out assigned scopes and necessary vendors to be sure pricing stays fair and competitive with the market;Perform or coordinate regular preventative maintenance walkthroughs of all properties in TSNE Property Services portfolio. Capital & Special Projects - 30% Across the portfolio, coordinate with the Associate Director and Senior Director to plan, schedule, and complete special projects, including but not limited to: Capital RepairsBuilding Improvements Tenant Renovations Mechanical Systems Upgrades Mechanical Systems Major Repairs Assist, recommend, and operate within in the management of the departmental budget by identifying and forecasting repairs and improvements that may be needed across the portfolio. Coordinate with Associate Director, Property Services to create preventative maintenance program for all mechanical related equipment (including any equipment owned by TSNE) and make recommendations to building owners for the properties we manage. At least four years of experience in building engineering or a related field;Knowledge of buildings and equipment with ability to foresee problems, implement solutions and complete ordinary repairs in a timely manner; Demonstrated understanding of building trades including plumbing, electrical, HVAC, and carpentry; Knowledge of applicable codes and regulations related to facilities and building system operations; Planning, fiscal, and forecasting experience with an understanding of how to keep costs to a minimum while providing best care for facilities; Ability to effectively communicate with all levels of management both internally and externally, including city officials; Experience with a work order management system; Must have or be willing to obtain the following licenses: EPA Certification (608), OSHA 10 Safety Training The following licenses are strongly desired but not required: General Contractors License, Lead Abatement, Massachusetts Refrigeration License, Wastewater License Must be a team player. Location: Work will be performed between our office located at the NonProfit Center at 89 South Street, SUITE 300, Boston, MA 02111. This position will require you to be onsite daily and will require regular travel to other sites within the portfolio. All sites are currently in Boston and Cambridge and are T accessible. Schedule: This position is full-time at 37.5 hours per week and hours are flexible within reason.
