Learn more .JOB SUMMARY: Provide supervision and leadership for functions relative to the Purchasing department and any other needs of the division that relate or influenced by the Purchasing team. Considered to be a key facilitator to both internal and external customers as it relates to subject matter relative to the purchasing scope of work.ESSENTIAL DUTIES AND RESPONSIBILITIES:Management of all purchasing tasks:

Trade partner management; contracting, bidding, negotiating, approval and processing.

Resolve subcontractor/supplier/production issues

Budget analysis/review

Participate in development of product specifications

Maintain online bidding systems including KBTPO and Buzzsaw

Manage builder rebate programs with vendors

Assist in payment issues with trade partners

Facilitate the needs of all departments and employees relative to the Purchasing function:

Support internal customers - Studio, Production/Operations, Land, Sales

Interact with NAPA to track and collect rebates, review and approve subcontract agreements

Interact with National Purchasing to provide requested feedback.

Interaction with Management, provide timely updates on current projects and areas that are in need of attention.

Facilitate resolution to obstacles experienced in the field relative to trade performance or contracts.

Performance Management:

Recruit, staff, train and retain purchasing agents or administrators through proper coaching and performance management on purchasing metrics.

Identify performance gaps and offer solutions to narrow the gap.

Ensure all required training is complete, performance reviews are conducted and bench players are placed on active Development Plans.

Develop and implement purchasing policies and procedures.

Approval Process:

Manage approval process for starts, contract changes, field purchase orders

Miscellaneous:

Represent the SW region to the National Contracts/Purchasing department

Assist with WRAP insurance rate renewals

Provide direct cost estimates for proposed land acquisition

Ensure compliance with Energy Star, code updates, EPG

EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:Education/Certifications/Licenses

Bachelors Degree and/or applicable work experience in related field.

Experience

Minimum of 4-6 years of Purchasing experience in the Real Estate or Homebuilding industry.

Minimum 2 years of management experience preferred.

Knowledge, Skills & Abilities

Must have a general knowledge of residential construction and the components required to construct single family and multi-family homes.

Need to have the skills required to analyze direct cost to maintain or improve budgets.

Must be able to multi task and meet deadlines, high level of organization required.

Need to possess strong communication and problem solving skills with the ability to negotiate contracts that will support the division needs.

Display a cooperative attitude at all times.

Must have strong mathematical and statistical aptitude.

Ability to provide leadership and direction to direct reports that falls within company expectations and direction.

Must possess the skills and abilities to offer support to management as needed or requested.

Interact with all levels of internal and external customers in a professional and supportive manner.

Work Requirements

Computer skills in Word, Excel, and Outlook (JD Edwards a plus)

Ability to maintain ethical behavior at all times

Periodic travel will be required

Need to be able to work a full work day with additional time after hours if needed.
