A. MAINTENANCE / REPAIRS:

All under the direct supervision of the Maintenance Supervisor and/or the Resident Manager.

1. Maintains the recreation areas, hallways, walkways, elevators, lobbies, restrooms, lounges, offices, parking areas, loading zone, landscape areas, mechanical and machine rooms and any other common element as assigned in a strictly clean and orderly condition.

2. Maintains the equipment carts, vacuums, sweepers, carpet machines and all other tools, supplies and equipment and their storage areas in a clean and orderly condition.

3. Operate all tools and equipment in a safe and efficient manner.

4. Operate and maintain the pool and spa filter systems. Maintain records on chemical analysis of the pool and spa water treatment systems and apply additives as needed. Everything that is done should be so noted, accurately.

5. Complete all other reporting and record keeping as instructed by the Maintenance Supervisor in a timely and efficient manner.

6. Maintain a thorough understanding of the employer’s House and safety rules and OSHA safety rules applicable to the work being performed, including appropriate dress for the job.

7. Attend all training sessions scheduled by the supervisor.

8. Does all minor building repairs.

9. Is responsible for all minor building painting.

10. Checks all metal work around building for rust/corrosion. These areas to be cleaned and treated properly per instructions from management.

11. Maintains all common area doors in the building.

12. Do small common area plumbing jobs, builds shelves, work tables, etc. as needed.

13. Daily obtains maintenance log and assignments from the Maintenance Supervisor and/or Management as to burnt out bulbs, spillage, litter, and damage throughout building and to see that these are remedied.

14. Maintains all common element light fixtures; replace ballasts, etc.

15. Maintains all carpets in common elements per instruction from the Maintenance Supervisor.

16. Equipment maintenance plan follow per instructions of the Maintenance Supervisor.

17. Maintains parking lines, guidance arrows, and all building signs per instructions of the Maintenance Supervisor.

B. BUILDING COMMON AREAS

1. Make regular tours of the building from the roof to the basement, when instructed.

2. Inspect parking and perimeters of the property to check for problems, as you move around the property, note discrepancies and provide them to the Maintenance Supervisor, for action.

3. Check all mechanical rooms, storage rooms, trash rooms, stairwells, corridors, recreation areas, restrooms, electrical rooms, etc for any discrepancies.

4. As a safety precaution, immediately secure and clean the area if you find any broken glass, foods, liquid spillage or trash in common areas.

5. Check parking garages, and report any areas of heavy oil buildup, check for vehicle problems, unauthorized vehicles or other related concerns. Clean as required.

6. Report to Management any unusual reading on all gauges including booster pumps, chill water plants, circulation pumps, etc.

7. Check elevator cabs that they are free of spills on flooring, check walls and lighting to ensure a clean appearance at all times. Report any erroneous problems with elevator mechanical operations with Management and record in elevator maintenance log.

8. Report to Management any faulty running equipment used for maintenance tasks.

9. IF YOU HAVE PREVIOUSLY REPORTED A CONCERN AND NO ACTION HAS BEEN TAKEN, SEE MANAGEMENT IMMEDIATELY.
