Job Title: General Maintenance Technician – Condominium
Location: Hawaii Kai
Preferred Certification: Certified Pool Operator (CPO)
Pay: $22-$25/hr depending on experience
Skills & Basic Knowledge Required:
- Must have a working knowledge of mechanical systems that support a mid -rise 14 floor condominium and Townhome Complex with amenities.
- General building maintenance experience
- Strong understanding of safety procedures.
- Basic painting, drywall and carpentry skills
- Hours are Monday – Friday 8:00am to 4:30pm. Must be available for after-hours and weekend emergencies as needed to support management.
Summary of Functions:
The Maintenance Technician is responsible for maintaining the physical condition and aesthetic appearance of the condominium project. This role includes but is not limited to inventory, checking mechanical equipment for proper operation, safety assessments, preventive maintenance, pool maintenance, fixture replacements and so forth.
Major Duties and Responsibilities:
1. Diagnose and perform minor to routine maintenance and repairs in a timely and professional manner. Ensure all daily items and projects are completed daily and documented accurately. Assist with onsite vendors, inspecting leaks as they occur and performing daily property checks.
2. Foster good relations with staff by maintaining a positive attitude and building trust. Always be friendly and courteous and keep a professional attitude to all residents. Address concerns professionally.
3. Conduct weekly inspections of the building and inform management of any services or repairs required. Perform regular maintenance duties based on the established checklist.
4. Execute special projects in an effective and efficient manner.
5. Inspect the exterior and interior of the property, performing daily building and common area upkeep in accordance with property standards. Assist in maintaining the cleanliness and appearance of the grounds and building.
6. Coordinate and communicate with vendors and contractors as needed or directed by management.
7 Ensure all work is conducted following company safety standards, OSHA regulations, and health codes. Perform weekly work area clean-ups to maintain a safe environment.
8. Must be reliable, punctual and work under minimum supervision.
Physical Requirements:
- Ability to, push, pull and lift to 50 lbs.
- Position can be physically demanding.
- Proficient in operating all necessary hand tools and power tools.
- Ability to kneel, crouch, climb, crawl, and perform other physical activities required to access areas needing repair. Able to work in the elements, heat, rain etc.
Transportation:
- Must have own means of transportation.
Education:
- High school diploma or equivalent required.
- Must be literate and able to read, write, and speak fluent English
Experience:
- Minimum of two years of experience in building or similar maintenance background required.
