Job Description

Experience to include preconstruction interface, value engineering, all phases of construction, budget management, scheduling and schedule maintenance, quality control, safety, subcontract preparation and project closeout. Must be self-motivated, possess strong leadership, communication, organizational and computer skills. Experience in ProCore.

Actively participate in the preconstruction phase and ensure the project is completed on time, within budget, and according to company policies and procedures.

Essential Functions & Responsibilities

· Preconstruction: Assist the estimating department in reviewing plans and specifications for completeness and to define scope of work required for a specific project. Help generate sub bidder lists and work with owners and architects to assist with value engineering.

· Project Initiation: Negotiate subcontracts and purchase of all materials and equipment for projects, prepare subcontracts and purchase orders, prepare construction schedules, work with estimating department to finalize construction budget and conduct pre-construction conference.

· Project Management: Visit projects as necessary and monitor quality of materials, workmanship and compliance with contract documents and building codes, conduct project meetings with Superintendents at frequent intervals, progress, staging, and coordination of all trades, direct and oversee the activities of the Superintendent and field staff providing technical assistance as required, implement and monitor the job close out check list in closing out construction. Coordinate safety requirements and affiliated documents, for delivery to the owner, with the Safety Director.

· Reporting to Project Executive: Submit updated construction schedules, all logs, status reports, updated job costs and project manager’s forecast of overall project status.

· Ability to manage multiple projects concurrently and multitask.

· Willing to attend project site pre-bid meetings, site tours and post-bid interviews.

· Possess good organizational and time management skills.

· Possess strong verbal and written communication skills.

· Resourceful and diligent in seeking solutions to problems and adapting to new situations.

· Strong computer skills including the ability to use Procure Management software, word processing, spread sheets, bid management, online plan rooms and database applications and company communication tools, such as email, internet, and Microsoft products (e.g., Word, Excel, Office, Outlook).
