maintenance manager Are you looking for a career opportunity within a global, growing real estate company?Then you might be our next maintenance manager.job descriptionAkelius is seeking an experienced maintenance manager for a multi-family community.The maintenance manager will be responsible for keeping residential and commercial buildings clean and well maintained.The successful individual will have strong supervisory, communication, and people skills.They will be a self-motivated, team-player, with excellent attention to detail, customer service, and personal accountability.- oversee the maintenance staff, building cleaners, landscaping, and trade contractors- train and assist the team on work orders as needed- ensure that the property and grounds are in good repair and provide a safe and attractive environment for residents- assign work orders and confirm work orders are being done in a timely fashion and to high standards- hold maintenance staff accountable to policies and procedures pertaining to work orders- conduct daily inspections of common areas and building grounds- maintain preventive maintenance schedules- assist in organizing the maintenance shop including ordering stock/materials- ensure that all maintenance and building cleaning staff and trade contractors are working in a safe manner in accordance with OSHA guidelines- assist in the hiring process of all trades contractors, landscaping, and pest control- partner with the regional facilities manager to support the hiring process for maintenance staff- review and approve timecards and PTO as needed- complete administrative tasks as required such as reports for regional facilities manager, and paperwork related to employee discipline, apartment turnovers, preventative maintenance, and property inspections- assign apartment turnovers to vendors to be completed within four days- oversee apartment turnover process including scheduling, walking apartments with vendors, reviewing for completion and quality, turning in keys to property team, and completing and filing required paperwork- review and respond to company emails in a timely manner- facilitate maintenance communication between residents, maintenance staff, property management team and the Service Center- be the “go-to” liaison between the Property Management team and the maintenance staff- inform property manager and regional facilities manager of all problems in the building- assume responsibility for after hour or weekend emergencies and be the point of contact for local authorities/agencies and the Property Management team- create monthly on call schedules - direct and assist snow removal operations- oversee proper removal and disposal of trash- attend required meetings and training programs- perform other duties as requiredwho you are- five plus years management experience in multi-unit residential property, high-rise experience a plus- three plus years of supervisory experience leading a team of four or more maintenance staff required- knowledge of elevator operation and state inspections- knowledge of fire alarm systems and building fire suppression systems- HVAC CFC Universal Certification is required- EPA, electrical, plumbing or appliance repair certifications a plus- experience in general construction and safe work practices- ability to respond to emergencies during off hours as required- valid driver’s license required- able to stand for up to 8 hours, occasionally climb ladders, and lift up to 75 pounds unassisted- computer proficient in windows, Microsoft office suite, Yardi and Internet- experience using a smart phone and work order tracking softwarehow to applyApply with a copy of your resume.Akelius offers- competitive benefits with generous employer premium contributions- 100% paid short and long term disability, as well as Life- 401k with match- annual fitness benefit- internal industry specific education and training- offices in central locations with a high-quality working environment- social events and volunteer opportunities throughout the year- company summit every second yearabout AkeliusAkelius acquires, upgrades, and manages residential properties.Akelius owns rental apartments in the metropolitan cities New York, Boston, Washington D.C., Austin, Ottawa, Montreal, Quebec City, Toronto, London, and Paris.Read more at www.akelius.comAkelius is an equal opportunity employer and employs personnel without regard to race, ancestry, place of origin, colour, ethnic origin, language, citizenship, creed, religion, gender identity, sexual orientation, age, marital status, protected veteran status, pregnancy, physical and/or mental handicap or financial ability.
