The Project Manager will plan, coordinate, and manage construction projects to include activities such as scheduling sub-contractors, resource allocation, material procurement, budgeting, and document administration. This position will also manage multiple projects simultaneously with an emphasis on accuracy and proper follow-up/reporting; coordinate and communicate project status to the Operations Manager as well as in weekly team meetings; maintain the project costs, schedule, profitability, safety and quality; ensure that projects are completed in a manner consistent with the project guidelines and applicable federal, state and local regulations; serve as client’s point of contact for assigned projects. Project managers ensure the project is effectively completed and that all essential goals and requirements of the client are met. The Project Manager will portray a professional image, while displaying a high level of integrity and professionalism when representing the company to all project related parties. This position requires a work week of 45 – 50 hours per week.

RESPONSIBILITIES

Communicate with the Estimator to determine the scope of work.

Identify, organize, and authorize manpower requirements to execute projects per established scope of work.

Manage, track and report project costs to ensure overall project profitability.

Administer and authorize all change orders from the project original scope of work through executed change orders and/or supplements.

Administer purchase orders in an accurate fashion…item, quantity, price, etc. Sign off on all confirmations as ordered.

Manage submittals and close out packages.

Develop schedules for all projects in order to identify and meet project milestones and deadlines.

Maintain company specific calendar in order to ensure proper scheduling.

Understand and communicate intent of all construction documents to include but not limited to, executed contracts, executed client purchase orders, etc.

Read and interpret blueprints and specification sections.

Review, as per terms of the contract, billings and submit to accounting to be invoiced to client. To include Schedule of Values when needed.

Maintain and organize project folder per company guidelines.

Maintain and organize electronic folder to include documents as specified by company guidelines.

Other duties as assigned by the Operations Manager

REQUIRED ABILITIES AND SKILLS

Effective verbal and written communication skills

Organize, and problem solve

Strong basic math skills

Solid computer skills in MS Excel, Word, Outlook

Maintain clean driving record

Must be able to be admitted to federal facilities / schools / etc.

Must be able to lift 50 lbs safely.
