Manager of facilities and maintenance at 56-unit condominium project, reporting directly to the HOA Board. This is a working position with little or no staff to manage. Pacific Plaza is a “condotel”, meaning condos are individually owned but must be rented short-term to guests the majority of the time. While the “hotel business” of booking and servicing guests is managed by others, this position is the senior on-site official, with the occasional need for attending to after-hours “emergencies”. Primary responsibilities include exercising judgement over the proper upkeep of the complex, communicating with condo owners and the Board, plumbing, minor electrical, gas heater maintenance, routine spa maintenance, painting and light groundskeeping. Common tasks include toilet repair and replacement, clogged pipes, replacing exterior and interior light fixtures or ceiling fans, troubleshoot in-room electrical issues, replace thermostats, replace shower and other plumbing fixtures or valves, and installing/troubleshooting keypad door locks. Since most units have wall-mounted gas heaters of a similar type, the position would require learning those units and becoming versatile in making repairs and prolonging their longevity. Carpentry and other general skills would be helpful, ranging from replacing door frames to repairing, retexturing and painting drywall. Contractors are used for tasks that exceed a certain skill level or magnitude.
