CM Property Management, located at 1800 Hamilton Ave. in San Jose, is seeking a dedicated and experienced Portfolio Manager to join our team. MUST possess a valid CA Real Estate License. This is a full-time position. Compensation is salary plus commission.
Responsibilities
Oversee daily operations of residential properties to ensure optimal performance and tenant satisfaction.
Coordinate maintenance and repair activities, liaising with contractors and vendors to uphold property standards.
Manage tenant relations, including lease agreements, rent collection, and conflict resolution.
Conduct regular property inspections to identify and address potential issues proactively.
Prepare and manage property budgets, financial reports, and expense tracking to maximize profitability.
Ensure compliance with local, state, and federal regulations related to property management.
Show vacant properties, collect and process rental applications, and move in new tenants.
Enter rents, prepare, post, and mail necessary notices, approve property expenses, send out monthly financial statements.
Implement marketing strategies to attract and retain tenants, including vacancy advertising and showing properties.
Qualifications
You are excellent at building rapport, listening to the needs of others and identifying solutions. Overcoming objections comes naturally. You are a strong communicator and committed to service.
Proven experience as a Property Manager or in a similar role within the real estate industry
Strong knowledge of property management principles, practices, and relevant laws in California
Excellent organizational and multitasking skills with attention to detail
Exceptional communication and interpersonal abilities to effectively interact with tenants, vendors, and owners
Proficiency in property management software (appfolio)
Strong problem-solving skills and the ability to manage conflict professionally
Valid driver’s license and reliable transportation
California Real Estate License is a requirement
Certification such as CPM (Certified Property Manager) or ARM (Accredited Residential Manager) is a plus
Ability to work independently and as part of a team in a fast-paced environment
Knowledge of maintenance and repair processes to coordinate with contractors and service providers
