Looking for outgoing Leasing Agent for 144 units in San Jose. Hours: Full Time position. Experience in AMSI, Lotus, WordPerfect and Microsoft Office helpful. Must have at least two-year experience in the apartment industry. Attention to detail, reliability and motivation a must.
WORK SCHEDULE
Days off for this position will be Tuesday and Wednesday. The working hours will be as follows:
Monday - Sunday 8:30AM - 5:00 PM
JOB DESCRIPTION
Leasing Agents duties and responsibilities will include, but not be limited to the following tasks:
BASIC FUNCTIONS
Responsible for helping maintain the entire property in an attractive, comfortable condition.
Responsible for working with the Manager and property staff in attaining occupancy goals, the highest possible rental income and the lowest possible project expenses.
When necessary, performs manager's duties in the absence of the manager. On-call in accordance with scheduling to handle emergencies from residents and property emergencies; if requested must carry form of communication in which to be contacted at home or elsewhere and must respond in emergencies.
Meets the needs of residents and their lease agreements.
Prepares move-in paperwork and performs a move-in orientation with new residents.
Walks units, as needed, on move-in and move-out and as otherwise directed. Helps plan and assist with resident functions.
Ability to work evenings, overtime, holidays and weekends, as needed.
Responsible for maintaining all advertising websites for the property to reflect current market rates and promotions. This includes daily posting of Craigslist advertisements.
RELATIONSHIPS
Reports to the Manager on a regular basis, as directed.
Maintains relationship with other staff members, working with the Rental Office staff under the direction of the Manager.
Maintains good rapport with current and prospective residents.
RESPONSIBILITIES The activities listed below are not all inclusive; however, they are indicative of the types of activities normally performed by the Leasing Agent.
Helps enforce and complies with all policies
Exercises sound judgment in regard to property procedures
Uses discretion and good judgment when dealing with employees and residents
Keeps salary, bonus and compensation information confidential. Helps in the collection and posting of rents
Helps with the bank deposits of all rental and miscellaneous income in the bank on a timely basis, as requested
Answers telephone and communicates property information to potential residents
Must be knowledgeable in property information including rents, amenities, square footage, deposits, rental occupancy standards, etc.
Regularly monitor all advertising sources to ensure accurate information is displayed
Ensure Craigslist ads are posted several times throughout the day to ensure maximum exposure of the community
Shows apartments to potential residents, assists in leasing and marketing efforts
Does occasional shopping for property events and resident functions, as requested
Walks vacant units and inspects make-readies, as requested
Adheres to the property policy regarding keys
Adheres to OSHA safety standards that are applicable for the safe performance of the job
Observes condition of property in general and reports any unusual circumstances
Helps make regular inspection of the models, show units, grounds, and buildings, as directed
Participates in an on-going property improvement and marketing plan
Follows company procedures regarding safety and emergencies
Attends employee meetings and training seminars, as requested
Adheres to company policy in regard to dress codes
Performs other duties as assigned by the Resident Manager and Property Supervisor
BASIC QUALIFICATIONS
High School diploma or equivalent Must have above average written and oral communication skills. Must be able to direct, motivate, train and develop subordinates. Prefer prior experience in the industry Computer experience helpful Provides own transportation Valid driver's license Uses good safety habits at all times Neat, clean appearance Compatible with wide range of people Needs to be thorough, reliable, responsible, honest, organized, flexible, and be service oriented. AMSI experience helpful.
