Role:

This individual will be responsible for hands-on skilled repairs and maintenance for all office locations. The Lead Technician performs all tasks requested by the Business Manager while ensuring all safety rules. This position focuses on preventive maintenance, is assigned to the completion of major projects, and performs a variety of manual tasks required for daily housekeeping, alteration repairs, maintenance of building(s) facilities, and related work as required.

Qualifications:

-High School Diploma or GED, Certificate in Maintenance preferred.

-Previous maintenance experience required, 2 to 5 years.

-Valid driver’s license.

-Basic knowledge of cleaning methods and products.

-Ability to lift and move up to 70 pounds, climb ladders, and stand for extended periods of time.

-Knowledge of custodial practices and procedures, including sanitation.

-Ability, willingness, and sensitivity to work with a diverse population.

-Sound judgment and good assessment skills.

-Maturity, honesty, dependability, initiative, and follow-through.

-Ability and willingness to follow directions and work independently.

-Excellent interpersonal skills.

-Working knowledge of electrical, plumbing, and HVAC systems a plus.

-Flexibility with standard working schedule, including willingness to work some evenings and weekends.

Responsibilities:

-Take the lead on assigned projects.

-Follow up with management on projects and inspection requirements, meeting deadlines, as necessary.

-Follow a schedule of preventative maintenance and perform additional cleaning and maintenance duties as needed.

-Identify and report any problems regarding maintenance, health, safety, or security of the property to the Business Manager.

-Develop SOPs (standard operating procedures) for preventive maintenance.

-Maintain the general cleanliness according to the list (which will be provided) of the building’s interior and exterior and adhere to the cleaning schedule for all the properties assigned.

-Conduct regular site visits to assess needs for assigned properties.

-Maintain trash removal systems, including rotation of garbage receptacles and recycling, to and from the curb on trash days.

-Follow safety policies and procedures at all times.

-Maintain planters in front and rear of building, including pruning of plants in the parking area and keep all sidewalks clean.

-Notify the Business Manager of any needed supplies or equipment.

-Ensure that toxic products are labeled and stored according to OSHA standards

-Prepare written reports on maintenance issues as requested.

-Proactive in dealing with any small office repairs.

-Moving, building, and setting up furniture in the office.

-Develops, maintains, and secures a spare parts inventory of basic maintenance hand and power tools.

-Recommends purchase of maintenance tools, equipment, and supplies as required.

-Other duties as assigned.

The employee is frequently required to stand, talk, and hear.

Position Type/Expected Hours of Work:

This is a full-time position. Days and hours of work are Monday through Friday, 8:30 a.m. to 5:00 p.m. Occasional after-hours and weekend work will be required based on circumstances. Not eligible for hybrid work.

Travel:

Local travel to various worksites and vendors is required, often to transport supplies and equipment. Must have a clean driving record, current auto insurance, and own reliable automobile.
