Home Maintenance Person (equipment provided)
Home Turnover
- Patch/Paint
- Change Filters, Batteries, lightbulbs as needed
- Miscellaneous Repairs
- Perform Seasonal Home Maintenance
Seasonal Home Maintenance
- Change: Air Filters (3 months), Water Filters (6 months), Batteries on CO2/Fire Alarm (12 months), Thermostats/remotes (as needed)
- Miscellaneous/Preventive: Clear Dryer Vent, Lubricate Garage Door, Apply Weather Stripping, Rescreen, Regrout, recaulk
- Plumbing: Snake Tub, Sink, Shower Drains to Prevent Clogs. Plunge Toilets to Prevent Clogs. Flush water heater
- Flooring: Tile/HardFloor Cleaning, Carpet Shampoo
- Exterior Pressure Wash: Hardscape, Exterior of House, Trash & Recycle Bins (12 months), Clear exterior gutters/downspouts (6 months), Wash Windows Inside & Out (6 months)
- Miscellaneous: Label Electrical Panel - one time during vacancy, Move-In/Move-Out Inspection, Home Repairs (miscellaneous as needed from tenants)

Requirements:
- Valid California Driver’s License
- Vehicle (truck preferred to haul equipment).
- Professional attitude and good work ethic is a must.

If issues seem to be needing higher qualification or attention - we can coordinate the help with the appropriate company. Interior work is usually performed between tenants, but may need to meet Tenants for smaller repairs as needed. Exterior Seasonal Work can be done during their tenancy and can coordinate by house, or by type of work (example power wash & clean windows on all houses). I would like one person to be able to handle most tasks and available for the upcoming dates.
