- Change Filters, Check Batteries, lightbulbs as needed
- Miscellaneous Small Repairs (turnover & as needed from tenants)
- Perform Seasonal Home Maintenance (if it is due)
Seasonal Home Maintenance
- Clear Exterior Gutters/Downspouts (6 months)
- Exterior Pressure Wash: Hardscape, Exterior of House, Trash and Recycle Bins (12 months)
- Window Washing: Wash Windows Inside and Out (6 months)
- Tile/HardFloor Cleaning
- Carpet Shampoo
- Lubricate Garage Door Springs
- Snake Tub, Sink, Shower Drains
- Plunge Toilets to Prevent Clogs
- Flush water heater
Routine Home Maintenance
- Change: Air Filters (3 months) and Water Filters (6 months)
- Change batteries: CO2/Fire Alarm (12 months) and Thermostats/Remotes (as needed)
- Seal Tile & Grout
- Clean refrigerator and freezer coils
- Clean lint from dryer duct and dryer housing interior.
Landscaping
- Plant Flowers
- Adjust Watering Schedule
- Tree Trimming (minimal - from standing position)
- Add mulch
Miscellaneous/Single Time
- Label Electrical Panel
Requirements:
- Valid California Driver’s License
- Vehicle (truck preferred to haul equipment).
- Professional attitude and good work ethic is a must.
- Work independently
- Have your own iPhone
- Attention to Detail, Organized

If issues seem to be needing higher qualification or attention - we can coordinate the help with the appropriate company. Interior work is usually performed between tenants, but may need to meet Tenants for smaller repairs as needed. Exterior Seasonal Work would ideally be done between tenants, but for longer tenancies, would need to go while it is occupied - the be done during their tenancy and can coordinate by house, or by type of work (example power wash and clean windows on all houses). I would like one person to be able to handle most tasks and available for the upcoming dates.
