BIBAWI MANAGEMENT LLC, a management company for a number of luxury apartments in the heart of Beverly Hills, Westwood, Sherman Oaks and Santa Monica, is looking for the best candidate for a Resident Manager position.

Overview The Resident Manager will be in charge of the apartment buildings in multiple locations around Westwood. He or she will work closely with the Office Manager & Owner in overseeing day-to-day operational management of the building consistent with the company’s policies and procedures, approved budgets, business plans and management direction. Likewise, The Resident Manager will manage the overall upkeep and maintenance of the building, which includes janitorial and security details, regulatory requirements and business licenses.

Skills, Knowledge and Personal Characteristics The candidate should be exceptional in communication and organizational skills; must be detail oriented and accurate especially with numbers; have excellent customer service experience; is self-motivated and self-directed with great ability to work with the tenants. The ability to apply common sense understanding to carry out complex instructions and tasks is also desirable.

Duties

Respond to building problems in a timely manner, and generate related work orders.

Ensure a 24-hour emergency coverage for the property at all times.

Conduct periodic inspections of the property and tenant spaces to ensure compliance with the City rules and regulation, leases and proper upkeep of the property.

Assist in preparation of transaction related documents.

Administer tenant leases in compliance with lease provisions.

Attracts tenants by advertising vacancies; obtaining referrals from current/previous tenants; highlights advantages of location and amenities;

Negotiate leases, answer queries and discusses contracts with potential tenants;

Collect rents within the first 5 (five) working days of the month;

Submit rent collected and reports to the main office on time;

Follow up unpaid rent from delinquent tenants;

Enforce occupancy policies and procedures by confronting violators;

Coordinate eviction procedure with the lawyer (prepare documents needed)

Check prevailing rate by surveying local rental rates around the area;

Investigate and resolve tenant complaints;

Handle move-in and move-out procedure;

Show and rent apartments as they become vacant;

Clean or supervise the cleaning and preparation of all vacant apartments for rental;

Maintain the common areas in a clean, safe and orderly condition;

Prepare and keep records and reports required for the operation of the Premises;

Coordinate and monitor work orders with the maintenance personnel (in-house or third party contractors) and tenants;

Performed other functions that maybe assigned from time to time.

Other Requirements:

Bachelor’s Degree from four-year College or University (a plus).

Strong working knowledge of MS Word, PowerPoint, Outlook, and Excel.

Effectively prioritize and multi-task.

Excellent people skills.

Ability to effectively communicate both orally and in writing with peers, managers and tenants.

Dependable & flexible as well as possessing the ability to maintain a high level of confidentiality.

Strong sales and negotiation skills.
